Think hard to answer two questions: where is there enough demand and if there is demand, how will that demand find you. Thinking you will go find the demand is the how most agents work. Solving how the demand finds you is the golden ring.
After taking Tiffany's advice, call the agent's broker and ask him/her to name the top 2-3 brokers in the office in the area(s) you are concerned about. Your candidates should be mentioned. If they are not, expand your search.
A short offer to a seller is still better than no offer. Find the owner's name from title or county records. Check the white pages for their phone number. Call and ask the owner directly about their debts. They may not want to tell you. But they should. Because you are considering eliminating part of their problem. Part is better than none.

Why is Zillows "Find a Pro" area to find Buyers Agents organized according to how many listings the agent has? This may be helpful to find a listing agent. What does it have to do with finding buyer agents?
