I have nothing but good things to say about Jim and Jimmy. Their experience and professionalism are second to none.

We bought a house in Los Altos in the first part of this year and we are very pleased with the outcome. Jim and Jimmy made the buying process as painless as possible and followed through with logistics coordination between us and the sellers even after the deal closed.

Bought a Single Family home in 2013 for approximately $850K in Mountain View, CA.
Jimmy is a full-time, dedicated agent, with great local knowledge and a genuinely helpful attitude.

Here's what you can expect:

Pros - experienced, knowledgeable, honest, available. The home-buying process was CRAZY easy. Cons - not really a con, but you need to ASK your questions. He'll give bits of advice, but he'll let you make a bad decision comfortably if that's really what you want to do. If you don't ask, you might not exactly know what's always coming next.

Engagement - Prompt, friendly.

House finding - As long as you are very clear on what you're looking for, Alan Pinel's automatic listing will search the MLS database and fire off daily updates and weekly summaries to match your requirements. Jimmy will personally (occasionally) have off-market/pre-market information which can be really useful in a constrained market. If you're serious, expect a weekly email/call to go over what's out there and what's interesting.

Viewing - Jimmy was punctual and available. He either knows most answers to your questions or knows who does and can get you an answer back within a day or so. He lets you walk the house at your pace and doesn't pressure of prod. It's nice.

Offers - Here is where Jimmy starts to really differentiate himself from the pack. He knows the market (seemingly he knows every agent and homeowner around) which enables smart offers and easy negotiations. He's very active, and almost all documentation moves through the internet - WAY faster and easier compared to pen and paper. Several times in the process I saw other clients get HORRIBLE advice from other agents - losing lots of money on the way.

Negotiation - no opinion here. We converged quickly since time was a major factor. I didn't have to see him grind anything out - he let me suggest opening offers and gave a successful presentation (no other active buyers).

Closing - he's with you the whole time, actively pinging brokers/banks/escrow officers, etc to get your work done. No issues with paperwork from his end at all.

After my husband retired in 2007, we went to visit some friends who lived in the Sierra foothills. We had no plans to move for a while but fell in love with the area and put in a bid on a new home. To our surprise, it was accepted right away and we were faced with a 30-day close! All of a sudden, we had to sell our house in Santa Clara and quickly! Jim and Jimmy Nappo of Alain Pinel Realtors came highly recommended to us and we are so fortunate that they were. They were outstanding in helping us with paperwork, determining areas of repair around the house, suggesting movers and staging experts and most important, pricing the house correctly, in what was the beginning of a housing downturn. Overall, they made the whole process very efficient and somewhat painless. All of their ideas paid off and with only one open house after we moved out, we had 4 solid bids. They were correct in pricing the house lower than we had wanted, as it created a bit of a bidding war, which of course, was to our benefit. Jim and Jimmy saw me through over a year of hunting for the "perfect" house for me, which wasn't anything specific but one of those "I'll know it when I see it" deals. They know the Los Altos/Palo Alto/Mountain View market better than anyone, and have connections with realtors all over to get as much backstory as possible about listings. They are often called in by other agents to help price homes before they go to market. Jim and Jimmy have an outstanding reputation among the industry (realtors, title companies, mortgage brokers) and an offer made by their clients is taken seriously. They are completely above board, not like some questionable agents we encountered along the way. We made several offers in competitive bidding situations for houses that could have fit the bill but didn't feel quite special enough for me -- I was fully informed that my bid in those situations had a good chance of not being the highest but they went ahead with me anyway at the amount I felt the property was worth to me. In the end, I did find my very special house and I did win the bidding war with the help of Jim and Jimmy. Important to my success was a technique they use on occasion that creatively structures the offer amount. Throughout my looooooong hunt, they kept their sense of humor and motivation, and were very responsive to last minute decisions to write offers or get information on weekends. We are still in touch and I consider them friends. They have referred me to several tradespeople to do work on my home. I would definitely retain them for any future transactions.
