(I'm reposting this from my Yelp review, so if it looks familiar, that's why.)
I just closed escrow on a sale that Jim facilitated. I definitely would NOT want to try to do this without good help, and Klinge Realty is the best in town! (Any town, for that matter.)
From determining the initial list price, to preparing the mountain of paperwork, to negotiating with the buyers on contingencies, all the way through to getting the deal closed on time - Jim and his family business (wife Donna runs the show behind the scenes and daughter Kayla is helping out up front) have been awesome. They were very attentive, responsive, and personable throughout the month-long process.
Oh yeah, about that - I got relocated to Silicon Valley by my company and had to get a quick sale. Jim got a full-price offer signed a mere five days after listing, on the same day as the open house. He really nailed the list price, obviously! And because I was in a hurry to get out, Jim also arranged for a short 30-day escrow - and got it closed on time. Oh, and we didn't "give it away" - I still made a decent profit on the sale after six years of ownership. Thanks Jim!
One final thing - on the final day of escrow, Jim got word that a package got delivered to our empty house. He drove down there (30 miles) to pick it up and got it in the mail the next day, overnight to our new home. Talk about full-service!
If you want the best help you can get with either buying or selling, you can stop searching right now - you've found it!
Sold a Condo home in 2014 for approximately $450K in University City, San Diego, CA.
We recently moved from Washington D.C. to San Diego and used Jim to sell our condo in UTC and to purchase a new home in Carlsbad. Because I am in the military, I had no flexibility in timing so I had to sell and buy my properties without any room for errors or delays. Jim and his team did an outstanding job!
My tenant moved out on a Sunday, Jim coordinated cleaning, painting and new carpet at a very reasonable price due to his various relationships with vendors so we would be on the MLS on Thursday. By Saturday night, we had three solid offers and went pending that night. Jim expertly navigated the multiple offers to end up with a price $35K over our asking price. I have no doubt the additional purchase price and quick sale was due to Jim’s professionalism and experience. Once we were in Escrow, Jim’s team led by his wife Donna, kept me updated daily and made sure any questions/concerns on the buyer side were answered promptly which allowed us to close in less than 20 days.
As a buyer’s agent, Jim went above and beyond what I have ever experienced from a realtor. He visited our home site almost daily to give us updates, pictures and videos of our home being built. He also made regular contact with the builder’s reps to make sure any questions or concerns we had were answered immediately. He also gave us outstanding advice as we navigated the various options offered by the builder. Selling and buying from 3000 miles away could not have been easier.
I was so happy with Jim’s performance; I recommended my Mom use Jim to purchase a home. She had a similar experience and again Jim went above and beyond to help her get settled in her new home. If you ever need to buy or sell, use the best and most experienced in San Diego – “Jim the realtor!”

Thanks for those warm words Mike! Welcome back to town!
Bought a Single Family home in 2012 for approximately $525K in San Marcos, CA.
Most people now think – Who even needs a Realtor? With all the internet sites now available, it’s easy to find listings and get market pricing. I’m good at finding things on the ‘net, and the last thing I need is someone sending me listings and rushing me to make a purchase. I can do it all myself.”
I used to agree with this view, before I met and started working with Jim Klinge. Jim has sold 2 houses for me, and helped me buy a third over a period of 10 years. I recommend him 100%, and have referred him to a number of friends and family.
You’re going to be paying the same commission to any Realtor you work with, so the best thing you can do is get the very best Realtor in the market to help you. In north San Diego County, Jim Klinge is that guy.
If you are buying, here’s what Jim and his team bring to the table – honesty, expertise in the north San Diego market, expertise in negotiation. If you fall in love with a house, he’ll make sure you get it. And he won’t try to talk you into something you don’t like, or encourage you to overpay. He’ll make sure you have quality inspectors check things out, so you won’t buy a lemon.
Once you've purchased, Jim knows the people who can help you make your new home the way you want it to be. I've personally used his referrals for contractors, painters, flooring, and plumbing, and have been 100% satisfied. His relationships with these companies and contractors have existed for decades, so you can be sure that the people doing the work are going to make sure you are satisfied. (Pricing was discounted as well, but the key thing is the reliability and quality of the work)
If you are selling, here’s what you’ll get – expert pricing, top quality staging, digital marketing and referrals, contract negotiation, and most importantly, someone in house (his wife Donna) who makes sure all the Is are dotted and Ts are crossed. Jim has sold two of my houses, and in both cases, went above and beyond to make sure nothing funky happened at the end of the deal. As a seller, it’s a hell of a long time from an accepted offer to the close of escrow, and the process can be trying. Donna makes sure everything is in order, and the deal closes on time. Not only do you get the outcome you want (sold house for a fair price), but the experience itself is as good as can be expected. Selling your home is stressful, and you want someone there you can trust to help you thru it. I've twice opted to work with Jim, and if I choose to sell again, I wouldn't think of working with anyone else.
Sold a Single Family home in 2014 for approximately $750K in Oceanside, CA.
Upon the death of our mother I invited Jim came out to her house In Oceanside and give us his thoughts on the selling her home. He gave us a accurate selling price right then and that day he was out with his camera and video camera taking pictures to put on his Internet blog and YouTube.(A great selling tool)
He sent it to a prospective buyer that night and the next day it was sold in 24 hrs!! $20,000 above asking price too. The rest of team then went to work Donna Klinge did a masterful job of the contracts and guiding us through the escrow process and we closed escrow within 21 days, The phone and email communications between us was immediate and all questions were answered promptly and professionally. The repair contractors needed for a few small items were prompt and professional and all appointments were set up through Donna which I appreciated..
Throughout the process of selling our mothers home during such emotionally challenging personal times for our family I felt like I was working with a family member who really cared about us and not a large corporate company who I would never hear from again.
Jim and Donna Klinge and the entire team of Klinge Realty were excellent I would give them 6 Stars if I could.
Sold a Single Family home in 2012 for approximately $650K in Encinitas, CA.
We have worked with realtors on both the East and West Coast, and Jim is by far the most professional, effective and helpful agent that my husband and I have ever worked with. He and Donna made selling our home in Encinitas a stress free experience and clearly defined the escrow process for us. We have sold 2 homes in the past and purchased 3. Should we ever decide to move again, we will definitely contact Jim Klinge. We highly recommend Jim to anyone in North County who is looking to sell/buy a home.
Jim Klinge is the complete package. He skillfully guided us through all aspects of buying a home, showing us only appropriate properties, aiding in finding a loan, inspection, negotiating, and close of escrow. Even now, he is available several months after we've purchased the property to help with questions. His professionalism, and experience are invaluable.
His team is very knowledgeable, and answered all questions very promptly. I recommend Jim to anyone who is purchasing or selling a home, and will work with him again myself when the opportunity presents.
Sold a Single Family home in 2014 in Woodbridge, Irvine, CA.
My family and I had a great experience with Jim and his team. The whole transaction went smoothly. Great communication from both Jim and Donna. Jim was very fair since he had both sides of the sale. He knows the area and how to price a house to sell.
Hands Down the best home buying experience one can have! Jim is a savvy Real Estate veteran who knows every nook and cranny of San Diego, not to mention he knows how to get you the house you want. We searched high and low for ours and the only way we got the deal, was because Jim has over 30 years of experience and the seller had previously had worked with Jim and took our offer over all the others. His team was a pleasure to work with and I look forward to using him on our next purchase!
If you are looking for a highly experienced real estate agent who really understands the local marketplace and is results oriented, look no further than Jim Klinge.
Jim's no-nonsense approach is refreshing and highly efficient. I was able to close on a home, with Jim's guidance, very quickly and at the right price. His negotiation skills are second to none. I have been very pleased with his services both in buying and selling homes and he comes with my highest recommendation.
Sold a Condo home in 2014 for approximately $475K in Carlsbad, CA.
My wife and I actually sent out an email questionnaire to prospective agents. Because of several past home sales we decided we wanted more than the usual in terms of service and expertise. The questions ranged from who would we deal with after we signed up (the same agent or some other person), to how the agent felt about doing open house events. Jim responded within minutes after the email was sent. He was with a customer but at least was professional enough to call and let us know he received the information and would get back to us in thirty minutes. When he called again he addressed all the questions we had. The next realtor that contacted us called a day after the email went out and after introducing himself said: how can I help you.
Our questionnaire had 15 questions. Hard to overlook. So we where delighted to give Jim the nod. And even more delighted with a quick sale ( in December even) and more than a fair price. We would recommend Jim and his team to anyone looking to buy or sell.
