Jim got a full-price offer signed a mere five days after listing, on the same day as the open house. He really nailed the list price, obviously! Oh, and we didn't "give it away" - I still made a decent profit on the sale after six years of ownership. Sold a Condo home in 2014 for approximately $450K in University City, San Diego, CA.
We recently moved from Washington D.C. to San Diego and used Jim to sell our condo in UTC and to purchase a new home in Carlsbad. Because I am in the military, I had no flexibility in timing so I had to sell and buy my properties without any room for errors or delays. Jim and his team did an outstanding job!
My tenant moved out on a Sunday, Jim coordinated cleaning, painting and new carpet at a very reasonable price due to his various relationships with vendors so we would be on the MLS on Thursday. By Saturday night, we had three solid offers and went pending that night. Jim expertly navigated the multiple offers to end up with a price $35K over our asking price. I have no doubt the additional purchase price and quick sale was due to Jim’s professionalism and experience. Once we were in Escrow, Jim’s team led by his wife Donna, kept me updated daily and made sure any questions/concerns on the buyer side were answered promptly which allowed us to close in less than 20 days.
As a buyer’s agent, Jim went above and beyond what I have ever experienced from a realtor. He visited our home site almost daily to give us updates, pictures and videos of our home being built. He also made regular contact with the builder’s reps to make sure any questions or concerns we had were answered immediately. He also gave us outstanding advice as we navigated the various options offered by the builder. Selling and buying from 3000 miles away could not have been easier.
I was so happy with Jim’s performance; I recommended my Mom use Jim to purchase a home. She had a similar experience and again Jim went above and beyond to help her get settled in her new home. If you ever need to buy or sell, use the best and most experienced in San Diego – “Jim the realtor!”

Jim has sold two of my houses, and in both cases, went above and beyond to make sure nothing funky happened at the end of the deal. As a seller, it’s a hell of a long time from an accepted offer to the close of escrow, and the process can be trying. Donna makes sure everything is in order, and the deal closes on time. Not only do you get the outcome you want (sold house for a fair price), but the experience itself is as good as can be expected. Selling your home is stressful, and you want someone there you can trust to help you thru it. Upon the death of our mother I invited Jim came out to her house In Oceanside and give us his thoughts on the selling her home. He gave us a accurate selling price right then and that day he was out with his camera and video camera taking pictures to put on his Internet blog and YouTube.(A great selling tool)
He sent it to a prospective buyer that night and the next day it was sold in 24 hrs!! $20,000 above asking price too. The rest of team then went to work Donna Klinge did a masterful job of the contracts and guiding us through the escrow process and we closed escrow within 21 days, The phone and email communications between us was immediate and all questions were answered promptly and professionally. The repair contractors needed for a few small items were prompt and professional and all appointments were set up through Donna which I appreciated..

My wife and I actually sent out an email questionnaire to prospective agents. Because of several past home sales we decided we wanted more than the usual in terms of service and expertise. The questions ranged from who would we deal with after we signed up (the same agent or some other person), to how the agent felt about doing open house events. Jim responded within minutes after the email was sent. He was with a customer but at least was professional enough to call and let us know he received the information and would get back to us in thirty minutes. When he called again he addressed all the questions we had. The next realtor that contacted us called a day after the email went out and after introducing himself said: how can I help you.
