I had found a property on Zillow that I was interested in possibly buying and wanted to physically inspect the property. Mr Darden was listed as the agent so I contacted him in an attempt to do a walk through of the property. When I finally got him on the phone after trading emails the first thing he asked me was if I were using a real estate agent in my search. I told him I was using Zillow an no agent. He claimed he was insulted by this and refused to show the property. I found him to be rude and abrupt. I got the distinct feeling he was angling to show property he had on his agenda and not the property I was interested in. He stated he works on commission and independent researchers like myself hurt his prospects of commission which is a blatantly false statement. In fact, his commission is paid by the seller, not the buyer. His attitude is not in the interest of any seller he may represent.

Sold a Single Family home in 2011 for approximately $175K in Newark, DE.

Our house in Newark, DE had languished on the market as a short sale for several months with another realtor. We were getting no real input from them, nor did it seem that they really thought our house could be sold. We had already moved out of state and were handling rent on a house plus the mortgage, etc. on our Newark home. We heard about Jim Darden, talked with him and were impressed with his knowledge of the short sale process. After we let him look at the house and he was enthusiastic of the prospects of selling it (he was excited about it's condition, location and potential selling price), we gave him the reins. We were not disappointed, as he provided guidance at every step, from marketing to pricing to how to lower the price to attract a buyer. When things got sticky with the buyer's financing, he was proactive in making sure they worked it out; when there was an issue with the financing regarding it being a short sale, he spoke for us with the buyers and the bank to iron it out. In 1/2 the time we'd already had our house on the market, Jim had it sold and we were free from that payment. He was great and I'd recommend him to anyone, especially someone in the position of a short sale. There are few true experts on that process, and Jim Darden is one of them.

Sold a home in 2007 in North Star, Newark, DE 19711.

I own a rental unit in Newark and Jim once contacted me to see if I wanted to sell. I did not a that time, but Jim called me back every so often and one time in a friendly conversation I mentioned that I own a "problem" lot next to my house. Several variences made the lot (30'x200' empty) a property that was worth "less than zero" because I could not sell it as a building lot and I was paying taxes and maintaining the lot. Anyway, after a year or so Jim called me out of the blue and said that he had a special idea, an "out of the box" way of perhaps selling the lot. With Jim's knowledge of the area and the people in the developement business, he happen to know about the company that was developing the land that bordered behind my lot. Jim put two and two together and thought that my lot may be valuable AS A DRIVEWAY CONNECTION TO THE STREET IN FRONT OF THE LOT. So Jim contacted the party AND PUT TOGETHER A VERY SPECIAL DEAL to sell the lot. I know that the lot would never have sold as a normal building lot. It was only Jim Darden's fore thought and vision that allowed this very special deal to go through. He helped me and my family tremendously and he goes with my highest recommendation.

I bought my first house with the help of Jim Darden. He helped me through the process and made sure I understood everything that was going on at the time. Anytime I had a question that I couldnt find the answer to I gave Jim a call and he answered it and if I got his voicemail I would leave a message and he would get back to me soon. He is a very honest and genuwine person and I would definitely deal with him again.

JIm was referred to me by a family member and I woud recommend him to anyone. He was professional and personable. He was knowledgeable about both the real estate market and the neighborhood in general. I felt he was honest about the chances of selling the house and which aspects need to be featured. Jim's attitude was that his main job was to help me achieve my dream of selling. I never felt he was being dishonest with me.
