Sonora Real Estate Market
The present real estate market is a buyers market and since late 2005 inventory has increased on a steady bases.In 2004 listing on the market were under 50 and today in August 2007 there are close to 750 listings.Some say this is a normal market, however the MLS is averaging 3 sales per day and this is a five day week.Even 30 sales per month it will take years to exhaust the present inventory.This market surrounds the mother communities and it appears to be a trend in the central valley that includes such communities as Modesto, Stockton, & Sacramento.Even counties such as Sonoma and Napa have seen a decline.As a broker for the past 31 years, the key issues in the selling of your property is price, location and marketing.Another area that may increase the inventory levels is the amount of foreclosure actvity.Recently I had a conversation with the top agent in Modesto and she stated that an additional 500 bank owned homes will go on the market within 30 day's.With a buyers market there will be many opportunities, one year ago it was rare in Tuolumne County to find home under $300,000.We are now seeing homes in the $250,000 range and yesterday I personally listed a mobile in an adult park for $39,500.Another opportunity are purchasing homes for the rental income as the demand has been steady for the past twenty years.Jim W HildrethBroker Owner RE/Max of Sonora(209) 536-1103http://www.jimHildreth.com

New Resturants
One of the enjoyments of living in Sonora is the positive dining experiences that we have in Tuolumne County.In the city of Sonora alone, the expansion of the Diamond Back with its excellent food is pure joy and the staff is friendly and its always a pleasure to dine for luch or dinner.North of the Diamond Back and a few walking steps is the Pasta Fool.On South Washington is the Hong Kong Resturant, Outlaw Barbecue, and the new Indian Resturant the Bombay Pizza.Looking for a great burger try Doc's Texas Barbecue & Burgers 636 Stockton Rd.For Mexican Food try El Jardin or Alfredos.Alfredo's makes the best Cranberry Margaritas.For breakfast the Miners Shack is a winner.For a Sunday Brunch try the the Old Stan at the corner of Stockton & Washington is outstanding.Many choices are within the historic district and one must not forget theBack Street Bar & Grill on Stewart.Jim W HildrethBroker Owner RE/Max of Sonora(209) 536-1103http://www.JimHildreth.com

Sadly, this is where there are law suits and the number one issue againt the real estate industry are non-disclousure issues.Dont forget there is a broker that also shares in liabilty with his or her agents.

Magic of the Night August 10th Downtown Sonora
Looking for a fun time? The annual Magic of the Night will take place in downtown Sonora from 6:00pm to 9:00pm on Friday evening.The weather will be cooler and it will be a perfect evening to stroll, visit shops or go to dinner.Playing in Coffill Park will be the Blues Box Bayou Band http://www.thebluesbox.net who just finished playing at the Garlic Festival, Brooking Oregon and Northern California.The music is Cajun, Zydeco.Bring your dancing shoes.

Magic of the Night August 10th Downtown Sonora

This was a great event in downtown Sonora, and hundreds were on the streets, dining, stolling and sharing conversations.Hats off to the City of Sonora for sposoring this annual event and perhaps someday they will consider an events four times a year.?
