You may want to meet with your agent's broker and explain your displeasure. You can also ask to be released from your agreement. Most reasonable agents and brokers do not want have unhappy clients. You have the right to know how your home is being marketed.

I would tread very carefully in this situation. Aside from the legal implications, you may be dealing with a seller who is attempting to avoid more than just agent commissions and closing costs. The seller may want to avoid the process which allows you to perform due diligence in the form of title searches, home inspections, etc. Be very careful in attempting to make a purchase like this one on your own. You need the protection that a good agent can afford you.

When you find an agent that will cut their commission, be sure to ask them what services they will be offering. It is often human nature to do less when being paid less. Good agents are good at what they do and the money you are attempting to save could easily be lost by hiring an agent based strictly on their fee. Generally speaking, good agents are better at correctly pricing a home and better at negotiating on your behalf. In the end, you usually get what you pay for.

How long does it take for a home to go from pre-foreclosure to for sale?

In my experience there is no set time for a property to go from pre-foreclosure to "for sale." I have seen the time for this to happen occur in as little as 90 day and as long as 3 years.

Answer
Yes, because it affects your debt-to-earnings ratio. If the person you have cosigned the note with defaults, the lender is going to look to you to make the payments.
