The best time to put your home on the market is when you are fully ready too.  Some people will put there home on the market to "see if it sells" and end up over pricing it because they aren't truly ready to sell. We have a 12 month market here in Minnesota (things sell all year round).  There are a lot of variables involved as well.  Some homes sell better at different times of the year.  Different price points, styles and locations play large roles in the out come and the advice I give to my clients.

Give me a call at your convenience and I'll help you determine the market value.  The market is definitely moving in the right direction for sellers, but timing, pricing, staging and marketing play an enormous role in what your home will sell for.  The bottom line is that your home will sell for how ever much someone is willing to pay for it.

When pricing our home, should we leave room to negotiate?

Answer

It depends on how competitively priced you are going to be and the nature of the market surrounding your particular property.  I tend to feel like you better off in the long run by pricing very close to your bottom line, but building in around 3 % in case you have to pay the buyers closing costs.
