Bought a Single Family home in 2012 in Lexington, VA.
My husband and I purchased our first home in 2012. Joe was excellent in helping us navigate the process. He was very patient and helped us work though the dynamics of not only being first time home buyers, but also of me being more ready to take this step than my husband. He showed us multiple homes, remaining patient all the way, evan as my husband and I had strong differences on the home for us. Joe was very knowledgeable of other services, such as home inspections, financing, etc. He recommended us to other very capable people to help with those tasks. Joe was also very knowledgeable of the contract and helped to answer our questions, relieving our stress through the entire process. I really can't say enough about his patience and professionalism. We are very happy with our home! If/when we are ready to buy again, Joe will be my first contact!
Bought a Single Family home in 2012 for approximately $325K in Lexington, VA.
Joe helped us purchase a house in Lexington last year. We came to him with a particular house in mind but wanted to see what else was available. He patiently showed us dozens of houses over more than a month and helped us negotiate a very fair offer on the original house we were interested in.
He was knowledgeable every step of the way. On more than one occasion brought additional information about a listing from public records. He was there for the inspection. He was available when we needed to get contractor in for estimates before closing. Joe was always available by email, phone or in person when we had a question or needed assistance.
If we were to buy another house in Lexington we would work with Joe again. That's unlikely to happen as he did such a great job helping us purchase our perfect Lexington house that we have no intention of moving for a very long time!
Joe was great to work with and very helpful! I was moving here from out of the area and did not know anyone. After finding Joe online he was able to find the house I was looking for on my first visit. He did a super job representing me and was very helpful in the long distance transaction.
Joe fully understands and honors the legal obligations of a real estate agent to his client. Unlike most agents who represent both buyers and sellers, Joe stays on one side – he always represents the buyer. No one need wonder where his loyalties are, because he is always loyal to the buyer.
Before I retired from the practice of law, I handled many court cases involving real estate agents, and most of them arose because the agent tried to represent too many parties in one deal. Not Joe Vita. He always represents the buyer. And he does so well.
Buying and selling real estate is full of potential problems, but Joe is not one of them. He solves problems, but does not create them. I recommend Joe without reservation.
Joe Vita helps buyers and is specifically focused on their needs. In our case, he helped us decide between buying a house and building one. And, once we decided to build, Joe helped us find and close on the perfect lot.
We began with another realtor, and spent about six months trying to find and buy a house. We bid on several candidates, including one for which the realtor was a dual agent, but none of them worked out. We then decided to look on our own for several months and even tried to negotiate one house ourselves, but that didn't work out either.
That's when we connected with Joe Vita. We put him to work and had him show us many, many houses over a period of months. Joe never exhausted his patience or expertise. Throughout the process he let us take our time, answered our questions, and helped us sound out our ideas. After all that, we decided to buy a lot instead of a house. That would disparage most realtors, but Joe remained a professional and a friend. He helped us close on the lot in short order and for a great price!
Joe helped me to negotiate and eventually purchase a commercial property. Joe was there from the very first offer we made until the end when he sat with me at the closing. Joe's expertise and experience played a critical role in the buying process. Being a Buyer's Agent, I knew Joe was working exclusively for me and in my best interest. Looking back I can see that if I had not called Joe I probably would not have been able to buy the property and if I had, the price and terms of the deal would not have been as favorable. I cannot say enough good things about Mr. Vita and I would recommend him to anyone thinking about purchasing real estate of any kind.
Joe assisted my wife and I in looking at re-sale home, new homes, and purchasing land. After a week of searching we were able to locate a piece of land perfect for a new home with a terrific view at a reasonable cost.
Joe also recommended a few builders and assisted in any builder related issues for about 4 months until we moved to the area and could monitor the building process ourselves.
Joe kept in constant contact and update me as to builder progress by phone and email and was very thorough in preparation of documents when we purchased the land, assisted in recommending a bank for construction loan and also in recommendation of a closing company.

In 2010 my wife and I decided it was time to downsize from a large house and farm to a smaller residence.Although I entered directly into a sale of our property to a local educational institution in December, 2010, I engaged Joe Vita to assist me in some of the details of the transaction. Because of this and the fact that he represented only buyers, I then engaged him to help us find a new residence. It was an intensive four month process. Joe was the ultimate professional. He was knowledgeable about the market as well as bidding and closing processes. He was energetic and persistent, but patient. He achieved a sense of what we were looking for, and guided us through two bids on properties, the second being successful.I highly recommend Joe to be a buyer's agent on property in Lexington and Rockbridge County, Virginia.

I couldn't be more enthusiastic. (And Joe isn't an old buddy -- I never met him before he guided my house-hunting.) I lived in NYC when I decided to buy in Lexington, so I needed somebody who could be my alter ego. Joe did this intelligently, enthusiastically and (most of all) effectively. He didn't try to upsell me; he just listened and found places that met all my criteria. That meant that when I visited Virginia on several occasions to look over places he found, I spent my time smartly. After the sale was completed, but before I was able to move from New York, he stuck around and helped quite actively (finding insurance, getting tax and utility records straight, even arranging a lease for a while). He gave me a lot more service, and higher quality, than I ever would have expected.
