At the beginning of 2015, we see that the Seattle housing market is still very active. Leftover buyers (people who are not able to buy a home in 2014) and new buyers (people who are fresh in the market) are encouraged by the signs of recent economic recovery and the still-low mortgage interest rate. The inventory is still very low and we are still experiencing a seller's market in many niches of the Greater Seattle housing market. Let you work you through some details of the market trends below

In the overall King County housing market, we see drops in the inventory in the first two months of 2015. Winter time is usually the coldest weather and the coldest housing market as well. However, the inventory is still considerably low to start with in 2015. We see 11% inventory decreases in January and February comparing to the same month in 2014. On the other hand, the median sales price increases by 9.45% in January and by 2.50% in February, comparing to the same month a year ago. We still see about half of the available listings sold within the same month.

If you are thinking of investing in different areas of the Greater Seattle area, the data shows that Seattle side (Seattle, North Seattle, and Shoreline) is seeing a greater competition than the Eastside (Bellevue, Kirkland, and Redmond). The inventories in the first two months of 2015 are lower on the Seattle side, and the median sales prices in the first two months of 2015are also lower in the Seattle side. In other words, the Eastside is recovered faster than the Seattle side, and the market is on its way back for the Seattle side. What does this mean to you as a home buyer or a home seller? Introduced by a friend, Johan helped me to purchase my first home. Johan is professional, patient, and easy-going. The whole purchase experience was smooth and fast. It took two and half months to make the purchase mutual since Johan and I first met. Johan shared with me her broad local knowledge and gave me detailed explanation about different type of home. She spent few weekends taking me to visit the neighbor areas and different types of properties. It helps me to understand what kind of home I could afford, and slowly reveal my needs of the dreamed home. Johan is very accessible and approachable. We usually discussed a list of properties through email or instant messenger, and she drove me to the properties in the weekend. In the last month, I asked to tour schedule to one hour everyday. Johan was surprisingly willing and able to fit my aggressive schedule. Johan met with me couple time before the listing tour began. She explained to me, who was the first-time home buyer, the process and the detailed breakdown of the fees I should expect during the process. Johan patiently answered my questions and repeated the parts I couldn't understand in the first place. With the help of Johan, I was able to negotiate a better price and purchase credits for the detail repair. I also sincerely appreciate that Johan spent almost two hours with me to browse through the HoA and title research documents. The documents were long and difficult. Johan read through most of them and gave me a short brief for each of them. She also pointed out the document which I had to read myself. Although this is my first home purchase experience, I have to admit that I had an excellent home purchase journey. I feel lucky to have Johan as my first real estate agent. Bought a Condo home in 2014 for approximately $350K in Downtown, Bellevue, WA.
