In the past four months, we sold a house and bought a house. John was our realtor for both, and in both cases he saved us money. For the house sale, he hired a stager to make recommendations to us. In some cases, he scheduled and oversaw the contractors for us. He was comfortable saying, "That's not my area of expertise," but he was always able to point us toward an expert when that was the case, and there were many, many aspects that he *was* an expert on. John had firm opinions about what was worth doing and what wasn't. Within our budgetary and time constraints, he and the stager gave us recommendations that increased our home value by about $50,000 (costing us just $10,000 and a lot of manual labor).
Another realtor, hearing we were listing with John, said, "You should be able to sell close to the price he recommends. I always feel good about houses he lists, that he's really accurate about their value." Sure enough, we sold within 99% of our asking price.
We also sold almost instantly. We received two offers within four days!
John's marketing was awesome. He hires a very good photographer (and I *am* a photographer, so I'm critical about photography!) and then he creates an online floor plan linked to the photos. This just took two days for our house. He also has mobile-scannable codes on the outside signage. He prides himself on using a wide variety of technology to sell houses, and it works.
John answered emails and phone calls promptly. He kept his patience when my husband and I didn't communicate and doubled up questions. When we were looking at our new house, he cheerfully met us there several times. He came to our signing appointment to make sure we didn't have any questions. And he saved us money in negotiations in the purchase as well, saying, "You're asking for too little. These items in the inspection report are also important."
I initially considered selling our house by owner, but I'm very glad I had John instead. We wouldn't have even thought about some of the changes, we wouldn't have had the high Zillow exposure that his listings have, we wouldn't have had the confidence in pricing, and we wouldn't have negotiated as well. He unquestionably got us more money than we would have gotten, he sold our house incredibly quickly, and he handled all the details. I highly recommend him.
