In general, these restrictions will turn off some buyers and at the same time will turn on some other buyers. Great question. The best person to direct this question to is a mortgage broker. I do know they are very detailed about income and income sources. As long as that other person pulls in enough income and has an appropriate debt to equity ratio, this should be fine. There is a lot they look at but as a starting point, this is worth further inquiries. Please contact your local mortgage broker and if you don't have one, I would be happy to provide a name or two.

Great question. If you have stated in the P&S that the application deadline is tomorrow then yes, all the paperwork needs to be submitted. If you do not meet this deadline, you basically strip your mortgage contingency away. Please let me know if you have any further questions.
