The property that my buyer purchased was first listed for 690,000. I know North Caldwell and all the comps in the area.The property was priced incorrectly. My buyer and I both looked at the recent sales in the area and found that the property was worth 525,000. We offered them 520,000 CASH AS IS. no inspections. The seller countered us at 580,000. I told them to make this deal work please pick the bank of your choice and we will pay you the full amount for what the bank appraisal comes back at.. The Bank appraised the house at 530,000. Instead of coming back to us the sellers reduced their price to 530,000 on the MLS. I called them back and my buyer paid 530,000 for the house. We closed today for the value of the property. Im sorry that one of the sellers siblings felt that I used high pressure techniques. All I did was use the correct information for my buyers.

Before we sold the home, John was instrumental and very hands on in getting the property ready for sale. He personally interviewed, negotiated and contracted with various contractors to do work at the home before we had an open house. He was our eyes and ears on site and ran the renovations/repairs for us. John took care of it all.
Upon listing, John successfully negotiated a sales price above asking price within a matter of days. We credit John for working with us to time the listing of the property at exactly the right time - we listened to John and he proved to be dead on.
Once under contract, John took care of all the work that needed to be done. He dealt with the local township for a Certificate of Occupancy; he coordinated access for the home inspection, and worked through the many requests that came in from the buyer and their attorney.
John worked tirelessly and literally was working through the night to ensure we would close on time. We would exchange emails and phone calls at the wee hours of the morning and night.
In the end, nothing fazed John. He is a true professional and I without reservation recommend you hire him to be your next agent.
