My house 2726 sw Taylors Ferry, Portland, OR was not sold in 2007. I built the house in 2000

Zillow pulled public County information for your home, it appears that your deed was re-recorded with the county in 2007.  If you happend to refinance your home, Zillow mistakingly interpreted this as a 'Sale'.

The moss on the roof looks bad. So does all the needles from the tree. Is this bad for the house?

Unfortunately, in Portland a homeowner can park his/her unsightly RV on their property.  There are some catches thou, it must be up-to-date with it's registration with DMV.  It must be parked on concrete.  And finally, it must be in operational condition (ie, all tires attached, not sitting on blocks).

Our square footage is competely wrong, (under), so the value is also completely wrong.

You may want to look at Portlandmaps.com for your property.  Under the Permit/Cases section, it looks like there is an open permit that may need to be finalized (999 Final Permit) in order to correct your homes sqaure footage with the County.  Zillow calculates home values off of public County information.

Do you need a realtor if you are only wanting to buy a newly constructed home?

Here's the most important key...  which most Buyer's don't know.If you are interested in a property that is on a MLS, and you have a "Broker or Realtor" represent you, the cost to you is NOTHING!  Seller's pay this fee.Why not gain from the knowledge of a Realtor, to guide you through one of your biggest decisions in your life.  Builder's have made an art of 'wooing' Buyer's to their advantage.  Be careful and read everything before you sign it.

I want to buy a 2nd residence/ income/rental property in a good rental market.

There are quite a few different options out there.  Basically, you would need to provide proof that your debt to income ratio is solid.  Two years of documentation would be enough.As far a mortgage rates, you will be paying a higher percentage (1/4 - 1/2+) for a rental property. Now is the time to buy in Portland, OR.  I would strongly recommend looking in the North Portland area, there are gems everywhere.
