You have a couple of issues here. First, I would contact your cities local rental advisory board and ask what rights the renters have under your purchase situation.  Some cities have a "notice to vacate" period which might be over 60 days.  Just because the Seller agreed to your term of "vacant the house on closing" doesn't mean it is legal.Second, contact the Bank and see you can postpone closing to accommodate your Lenders timeline.

PDXNurse,As sorry to hear about the experience with your current Realtor.I would have to ask you what your gut is telling you about your relationship with this Realtor?  Just because your friend had a positive experience, doesn't always mean you will.I would take the time and have a discussion with your agent and express how you are disappointed with her level of service.  Just remember, she is 'Working' for you!  You never know, this little talk can turn her around.  If by any chance it doesn't, find a new Realtor.

How do I make public record new xtra sq footage?

Sometimes leaving the public record square footage alone is a good thing.Typically, a home owner would contact the local county Tax Assessors office and ask for a re-evaluation on their property to correct square footage issues.  This may be a double-edged sword, let's say the county has not been to your home for an evaluation in several years.  Chances are the county would increase your taxes (based on the additional square footage).
