It depends on what's in your contract. Some sellers agree to give possession at closing, and others will negotiate 24 to 48 hours after closing to give possession. Definitely refer to your contract.
Also look into purchasing a HUD home. Many of these properties are eligible for $100 down payment programs for owner-occupants, and HUD will pay 3% towards buyer closing costs and prepaid items. Hi Hailee, Ditto on what the others have already said here. You should be able to qualify based on the info you provided, but the only way to know for sure is to get prequalified with a lender.
