This short sale was a lengthy and tedious process because of the red tape with the banks! The Benya team had a big task on their hands but with an all-hands on deck approach, we were able to close the deal. Short sales are not easy and every situation is different but there was never a point where I was advised to throw in the towel because it couldn't be done. If you're in a tough spot with your property either to sell or to buy, I would strongly recommend you interview Jonathan and see if this is the right Realtor for you. I found Jon through a referral and everything the referral told me about Jon and his team were spot on. Very pleased with the way things turned out with my transaction. I have worked with Jonathan several times when buying pieces of Land. I'm always impressed by how much he knows about the local area and zoning laws. He somehow manages to find issues that even I miss!

When my husband began our quest to purchase a home in the Southern Maryland(Waldorf) area, we were fortunate enough to have been referred to him through another satisfied client whom he had previously helped purchase a home. The fact that the person whom recommended Jon could not stop raving about his expertise, friendliness and overall willingness to always make himself available for his clients to me was the first Green Flag!
When we first contacted Jon two years ago, I was 7mths pregnant and thus under an extremely tight time constraint to try to locate, purchase, and move into a new home. Unfortunately because of the lending agency that my husband and I were going through, the home that we decided on was unable to meet the very complex and rigorous standards of the agency- therefore, through NO FAULT of Jons' we were not able to purchase that particular home in short amount of time that I was looking to 'close'(due to my very pregnant condition). However I was highly impressed with the flexibility, expertise and professionalism that Jon displayed throughout the ENTIRE process, and that really stuck with me. So much so that after my daughter was born and my husband and I decided we were ready to start looking for a home again, so of course- who did we look to first- Jon Benya! And although, it had been an entire 2yrs since we had been in contact with Jon, he remembered us by name, our daughters' names as well as My how do I say, "particular ways" and complicated expectations. After reconfirming what we were looking for, the location, and price range, Jon got right to work on helping us locate the perfect home for our family.
Within a matter of a few days, Jon was able to locate, schedule a showing of the home, and draw up an offer letter for the purchase. Additionally Jon was able to provide a history of the property, insight on the actual value of the home, as well as details on the neighborhood. As the process went on things became a little more complicated again...because of the lender that we were going through, however Jon did not miss a beat! Jon was our advocate and champion from start to finish. This included having to deal with and mitigate multiple issues; everything from the lender missing numerous promised deadlines for final approval of our loan, to requesting one additional unnecessary document after another from both ourselves and the seller, to the seller threatening to back out of the deal, and more.
But to finally conclude my review... We were able to make it to the Closing table by date we anticipated, settled on a Very respectable price and we are now living in and loving our new Home!
