And despite my lower price range which would result in a lower commission than he usually received, he was always available, always helpful, always knew what he was talking about and was genuinely happy for me when I finally did find the perfect place. DESPITE MY LOW RATINGS ON JOSH FIELDS, THIS SHOULD NOT AT PRESENT, AFFECT ONE'S DECISION WHETHER TO HIRE HIM. PLEASE READ THE FOLLOWING DETAILS.
I am a Manhattan property homeowner and developer, construction and engineering professional (35+ yrs. experience in NYC). I sympathize with other owners and potential owners, and real estate brokers- all of them are my clientele. I have not advertised my services since 1981. My business is via "referral only." I well understand that reputation is an irreplaceable asset that money can't buy- and yet I gave Mr. Fields, a man with whom I've never interacted, some very low ratings, as a test of his, and Zillow's reliability.
I write with the best of intentions, hoping to improve a bad situation. I hope this attracts someone's attention. Also I am writing because, for the second time in a year, Zillow requested I rate Josh Fields's service. I do not know if this e-mail is forwarded to Mr. Fields or whether Zillow alone reads it.
Background: in 2012, after seeing Josh Fields's long-rurnning ads on Zillow next to a part of town where I live and invest- I thought to contact him regarding the possibility of listing a property I owned and wanted to sell. I told him I was shopping for a listing broker and I included my full contact info. I also gave him that property's address. He would have known it's valuable enough to be interested in the property listing.
But he never responded to my brief e-mail, nor did he call me. I blew him off as unreliable and called another broker already known to me.
Shortly afterwards, Zillow sent me a boiler plate questionnaire asking if I was satisfied with Josh Fields. I responded that he'd not contacted me as I'd requested. It's now a year year later, and I've not heard from either party (Zillow or Fields).
I am now interested in another property advertised on Zillow. Josh Fields's name appeared next to that ad. A few minutes ago, I wrote to him again. I did so only because it occurred to me that Zillow might not have forwarded last year's request to to Josh Fields.
If it's the case that Zillow is not reliable forwarding e-mail inquiries to the brokers who pay to advertise with them, Josh Fields would want to know if a real estate service he pays is not forwarding his mail. Josh Fields's ad appears still frequently appears at the top of a list of 3 recommended brokers alongside properties in the neighborhood where I live and invest. Josh Fields probably pays damned good money for this level of ad placement.
If this is post is read publicly, I will just as publicly edit with a retraction regarding Josh Fields's reliability when I hear from him via e-mail.
If I don't hear from him after a week I'll phone him directly and ask him directly if he received my e-mail to him regarding the property in which I am presently interested, as I suspect his failure to contact me in 2012 was Zillow's fault.
Too bad if the Zillow personnel are costing potential business to brokers who pay them. Soon, I'll find out.
Helped me rent a Single Family home in Hamilton Heights, New York, NY.
For many years as a bachelor, I lived in a tiny studio in Murray Hill. Then life reached a new plateau: my pregnant fiancé was moving in with me, so I needed a lot more space … fast! My wife and I got married and then had our baby while we lived in that apartment, had all the room we needed, and we even had fabulous outdoor space and fresh air without having to step out of the front door.
Josh Fields is a world-class real estate broker. Phone calls, emails, texts, paperwork, faxes, subways, taxis, and schlepping. Lots and lots of schlepping. This ass-kicking professional is like a real estate broker “samurai”: absolutely WHATEVER IT TAKES, Josh will get it done.
Josh found me that apartment at the exact minute I was going through a dramatic change in life and, instead of the apartment hunt being a stressful nightmare, he made the entire process pretty damn easy and stress-free. I will never be able to thank him enough, and I honestly can’t recommend him strongly enough.
Don’t waste your time with other brokers; just get Josh Fields – you’ll be glad you did!
