I started out with Josh when I was living in Northern California and only dreaming of moving to San Diego. For almost 2 years Josh sent me emails with properties that fit what I thought I wanted. When I finally moved down to San Diego, Josh drove me all over to see different areas and potential properties. I sublet for 6 months and all during this time, Josh patiently showed me property after property, never getting annoyed that the perfect property wasn't the one he just showed. I interviewed other agents in San Diego, with supposedly more knowledge about certain areas, but they never understood what I was looking for--that perfect 1920's Spanish house in a good neighborhood. When I found what I thought was my house in Kensington, everything that I had asked for, Josh negotiated for me and I was impressed with his skills. In the midst of the umpteenth counter offer, a property came on the market in Encinitas, totally unlike anything I had imagined wanting. Yet Josh cheerfully showed me that property, a 1960's ranch house in need of major fix up but on a great piece of property. I fell in love with the tropical feel and without blinking an eye, Josh negotiated for that property and secured it, immediately withdrawing our latest counter on the other property. He was there every step of the way to an ultimate successful acquisition, despite other offers much higher than mine. I would recommend Josh without hesitation. He is calm, knowledgable, a good negotiator and a wonderful upbeat person. HIRE HIM!

Bought a Townhouse home in 2010 for approximately $725K in Cortez Hill, San Diego, CA.

Josh immediately explained the history and details of the downtown areas of San Diego of which I was interested in purchasing. This quickly helped me realize "values" for the various price points I was considering. As a Canadian citizen Josh quickly explained the real estate transaction process differences not only between the two countries but also specific to California. Specific process differences on financing, disclosure requirements, closing costs, and escrow are just some examples Josh helped me understand clearly. Also, the level of detail with contract agreements and legalities on the same was meticulously explained by Josh. This made me confident I would not be in for any surprises of major consequence after my purchase. Josh typically responded to my calls within an hour, and always made ample time to drive me around for a large quantity of homes, in various price ranges, for comparables to consider before purchase. I measure Josh's negotiation skills based on the market value of my purchase shortly after he successfully negotiated the purchase price for me. Simply put, properties even in the same complex (it was a condo purchase) where being sold at "comparably" higher prices than what I purchased my property at. Furthermore, Josh is true to his word when he says his relationship with his clients lasts long after the transaction. He has helped me tremendously in setting up my home, connected me with a quality interior designer, reccommended high quality surrounding community activities to engage in, and simply put was always, and still is, responsive to answer any questions on real estate or otherwise to help me integrate into the San Diego area and to help me decide on exactly "what to do" when there. Josh's class behaviors have motivated me to voluntarily and highly recommend him as a real estate agent to my friends who are also interested in purchasing in the San Diego county.
