Hi Am very familiar with the values in the Riverwalk area. The zillow value is affected by some short sales and foreclosed properties. Those homes values do not sound like they are representative of your property. Recently we had a home closed in the higher end of the estimate. However the market is changing here in Riverside. Remember comps are critical but appraisers make adjustments for condition, improvements, etc... Consider possible appraisal after adjustments, where your market is heading carefully and national economic, interest rate predictions and trends before taking property off the market
