Bought a Single Family home in 2011 in Huntington Place, San Antonio, TX.
We had met with a few agents as we started to take a look at some houses. They let us in and we looked around but it was not the same feeling we got with Julia when we saw a house with her the first time. She had a great personality and was not overbearing. She took in everything we said and learned enough about us and our goals to help us logically figure out what was going to be the best direction for us. She made us feel like we were her top priority. Along the way she helped us make sure we felt comfortable with every aspect of the process. The whole process was exciting without the stress. She not only focused on our new home buying needs but has been open to helping us with our current house and possible direction with that. She has a vast amount of skills and resources and is not in the least bit hesitant to share anything that would help us. She has been great to work with and has an awesome team behind her - all making our home buying experience a pleasurable one. Thanks Juliia!

Working with Julia has been an incredible experience. I'm a first time buyer and we didn't know where to start. We talked with Julia about finding our dream home, key features we were looking for; I had a lot of questions about renting versus buying. Julia ran the numbers for us and showed us a comparison, ends up we could own a home for less than the rent we pay with today's interest rates!

The next step was to be prequalified for a mortgage. This was a bit nerve racking as we had no idea and were afraid our credit score wasn't good enough. Julia confidentially said you won't know till we ask and there's a great lady on our team who can work your profile for you in 15 - 20 min by phone. This was an awesome experience!

We talked with Colleen Patterson on Julia's team and within the hour we knew exactly what our purchasing power was...

We are actively out House Hunting with Julia now and we are very excited about finding our first home! Julia's entire team has been great to work with, from Colleen qualifying us to Martha Assisting with Internet searches.

Oh and dont forget to try her mobile app it's great!! Tied directly to MLS we've really enjoyed using it to find homes while we are driving around neighborhoods we like!

I highly recommend using Julia as your guide through the home buying process, she's awesome!

Bought a home in 2011.
When we hired Julia we asked if she would honor the same deal we would receive if we were to use a Realtor with the USAA Mover's Advantage program. She said she would. It took 3 months post closing to get her to follow through. We were told we would be mailed a check, then told we would receive a Visa Credit card, then we understood a check was mailed. I did not know if it was sent to our former or current address and when I would try to follow up I was given the run around or another story. The final straw came when we were given a non-existent parcel tracking number. Finally, I used firm language and explained I was tired of being lied to and that if she had no intention of giving us the cash reward we would have received had we used USAA, she never should have said she would. Had she told us she changed her mind, we would have respected that more than being strung along for 3 months. Following my threat to take this over her head, she drove a check to our house and left it in our mailbox at 10 PM, then followed up with an email at 11 PM. We felt the email was catty as she told us to enjoy the equity in our new home. The fact the bank appraisal was a bit more than our offer did not negate her responsibility to honor her word.

Julia was very hard to contact on several occasions. When I flew down from Maryland the first time, I used another Realtor because Julia was not reachable at the time. There were many times she was out of reach and was not returning phone calls. When we flew our family in from out of state to close on the house, we were scheduled to perform a walk through of the house before closing. Julia called to say she was 20 mins late and showed over one hour late to the walk through.

I would not recommend Julia to other military families.

Response to Julia's comments below: Much of what you wrote is not accurate and I won't bother addressing every single item. Your lotto comments have me baffled.

We were eligible to receive a tax credit because of an overseas assignment and a deployment to Afghanistan. When we were concerned about following the rules copiously so as not to exclude ourselves from claiming the tax credit, you acted irritated with our questions and blew off our concerns by telling us you only had one client who was eligible for the credit. Whether our not we filed for the tax credit is our personal business and not information that you are privy to or should be discussing. Additionally, If you think being eligible for a tax credit due to service in Afghanistan is akin to winning the lotto then I invite you to spend time in Afghanistan.

The $1,200 was agreed upon before we ever put in an offer on the house and was a result of prudent negotiation while seeking out a realtor - not lotto money.

We made the best offer we could, in a bad economy, on a house that had been on the market for over 6 months. The offer was accepted. In this economy, we only have equity if we actually get someone to pay the amount for which the FINANCE company appraised the house. That appraisal is not money in our pocket - we did not win the lottery.

I get the sense you feel we made out well on the purchase of our home and that entitles to behave the way you have. We were buying a house and locking into a 20 to 30 year mortgage, not having a one night stand. Not all real estate transactions are going to be wham, bam thank you ma'am. I am sorry ours was not.

A WIN for you! I negotiated a wonderful deal for you; an asking price of $324,000; negotiated purchase price of $303,000, APPRAISAL came in $17,000 above the sales price! honored the USAA rebate. I COULD ONLY HOPE TO DO THIS FOR EVERY CLIENT! Brandy I informed you we had a clerical error with your USAA rebate check. I held to my promises; and it was delivered to you. I "lost" a wonderful friend and assistant to Cancer / Lymphoma this year. Your comments are cold and insensitive to any circumstance we may have encountered. At this writing I never heard from you directly, about any of this; and for you to bring this up now 7 months later? A very wise person once told me; look inside yourself first, especially when you are harboring these kind of feelings. I feel very sad for you. You should be enjoying yourself. I hope you find a way to find Positive Energy to put out into the World. May God bring nothing but blessings to you and your family this Christmas.

Sold a Single Family home in 2013 in Redland Woods, San Antonio, TX.
After outgrowing our existing smaller home, my family and I decided to relocate this year. We worked with Julia and Brandon Carnahan, both for selling our existing home and purchasing the new home. They had many specific requirements to deal with.... -Selling our existing home quickly and at a fair price for the market value -We needed to stay in the home a little longer after the sale before moving out -We required a larger home but within the same area as we did not want our daughter to change schools -We needed at least 4 Bedroom and 3K+ sq. ft. -We wanted to remain in the same neighborhood as possible, as we love the location and access to major highways, yet still peaceful and quiet -We had to purchase within our budget -We had to buy and close quickly considering the sale of our existing home -Wanted to take advantage of low interest rates

Julia and Brandon Carnahan delivered for us on all points! We sold the house within a week, spent weeks looking at numerous properties until we found the right house at the right price. We moved out, had temp living space for 1 month and then moved in after closing on the new house. Julia and Brandon Carnahan also helped to provide finance resources as well as contracting resources. They were patient, pleasant and professional at all times and I would recommend them to anyone in San Antonio looking to buy or sell.

Bought a Single Family home in 2013 in Boerne, TX.
Really professional service! Julia along with her team, Brandon and Stephanie will work tirelessly to find you the home you are looking for.

They were then2nd broker group I had met in San Antonio and I saw right away that their local knowledge was much better. Rather than just rushing to show listings, they spent the 1st 3 hours just learning about me and my family, the things that were important to us ,schools, etc.

It was only after this "profile" that she began to explain the different area she recommended and started reviewing listings.

Due to her editing and research, we did not have to visit dozens of listings. I believe that we found our house on the 11th showing. This was only made possible due to her preparation and pre-editing of homes.

This was especially important since I was only in San Antonio for 1 week

We connected, but it did not work out. Looking in Woodstone, San Antonio, TX 78233
Decided to stop replying to my emails as well as my messages sent directly through her website after she set me up with a local search. I realize realtors get a lot less out of helping people find rentals, but I found her to be extremely rude for not even telling me she didn't have time and for not referring me to someone else.

I don't believe we ever spoke so I'm not sure how I could be rude ;( I also don't believe we've done any emails? I'm sorry you had this experience... we try to assist best we can by giving clients access to MLS directly through our website; and I will surely direct my assistant to stop creating accounts for renters who inquire on Zillow! Please know that Rentals on Zillow are likely to ALREADY BE RENTED DUE TO DELAY IN LISTING SYNDICATION!---- SABOR.COM is your best bet to find homes for RENT! Wish you the best of luck, rentals are tough to find here in San Antonio and the good ones go very quickly. Also note You do need a GOOD credit score as well; generally speaking above 575 for rentals.----- I do think this review represents the fact you are frustrated and can't find a rental. I hope this info helps other renters. Since it's a public display with how to find rentals in San Antonio. Blessings and may you find a nice rental soon. /Julia
