I offer a guarantee to my sellers "If you are not happy with my services, you can fire me" Any good, decent agent should not have a problem canceling the listing agreement if they have failed to do their job. Unless they are pricing the property based on your recommendations and not what the market is showing for selling prices in your area.Has the agent review their marketing plan with you? the sales comparables in the area should indicate your next move.

If a seller wants to cancel a signed agreement, can the buyer still force the sale to occur?

A purchase agreement is a legal and binding contract, and depending on how far the purchase process is the harder for the parties to cancel the sale is.First, per your contract, the buyer and the seller have time frames to meet, and if the buyer does not comply with these time frames the better for the seller in case he/she wants to cancel.But you need to consult with your agent and your attorney for legal advice, as Sally mentioned before

Unsolicited letters to buy my house

Most of these letters come from investors, unless you have to sell really quick, you may want to talk to a local real estate expert. Other wise you will get less than fair market value for your home.Zillow in my opinion has been accurate in some instances and way off in others. So a local expert will be of more benefit to you.

Contact a local expert real estate agent, he/she should have no problem giving you an idea of your mom's home value at this time for free. And that agent can give you regular updates on how the market is doing so your mom can decide when is the right time to sell.

Does a FSBO house owner really pay a buyer's agent commission? Seems that's all on the buyer.

Everything is negotiable, If you want to sell your home, and you are getting your price from a well qualified buyer, as long as your net is satisfactory, you may consider compensating the agent who is bringing you the buyer.This way you are protected by the E and O insurance if anything goes South.On the other hand, a buyers agent can and is recommended to have a buyers agreement with their buyers to be compensated in this situations.

Some lenders allow to do a short sale while you are current on your payments, some lenders will require that you are behind.Also consult with your tax person for tax consequences in case you default on your loan.If you need a referral, I know of an excellent broker in Sacramento.Good luck
