Sold a home in 2008.
Kiet helped us from beginning to end to help us get our home listed at the right price, and our home sold within a few weeks. He helped us stage the home, take pictures, post the listing, and did the open houses. Very easy to work with and was clearly focused on what was in the best interest of our family.

Bought a Single Family home in 2013 for approximately $1.825M in Willow Glen, San Jose, CA.
This guy is a fantastic broker. He worked with us from start to finish to find a location and a home that worked best for our family. He drove us around to open houses and came prepared with snacks and drinks for our kids even!

Once we found what we wanted, he worked quickly to get our offer in and we got the home.

Highly recommend Kiet Tran.

Sold a home in 2012.
I highly recommend my agent to everyone, Kiet Anh Tran, who had helped me to do a Short-Sale on my condo in within a very brief time. He was at his best when the situation was not in my favour.

We connected, but it did not work out. Looking in North Valley, San Jose, CA 95131
I emailed Kiet in mid 2009 with Zip Realty. We were previously given an automated Zip agent but from their profile we declined and chose our own. My husband and I were interested in the SFR foreclosure sales around the Story area. Noticing listing prices in this area were lower to upper 200k, I gave Kiet a conservative number of $300k, and listed addresses of a few homes we wanted to see. He replied stating that those homes sell way over asking, and I should look into townhomes/condos given the amount I offered, and to contact him if I had further questions.

We contacted a different Zip agent who had no issues in showing us the homes. We later determined that the area was not for us and the agent took us to homes in Edenvale and Berryessa. After a few lost bids, we won in North Valley closing in Fall 2009 for a mid 400k bank-owned SFR.

I felt that Kiet summed me up as a static price tag that was not worth his time when I first emailed him. The reason I picked him was because he was young like us, and from the same culture.

We are currently gouging market conditions for a possible investment property in North Valley and just happen to stumble onto Kiet's current profile and wanted to provide feedback

Bought a home in 2011.
Mr. Tran helped us with a purchase of an REO condo.

I was impressed with his knowledge of the current market. He had warned us about the challenges of purchasing a distressed property and he was spot on. It's good having confidence in your realtor because he has over 3 dozen distressed sales under his belt. In this type of market we would have been lost without his guidance.

He's also great at presenting data to us(sales history, crime maps, neighborhood insights) and very responsive to our inquires.

Recommend without reservations.

Bought a Condo home in 2009 for approximately $175K in Alum Rock-East Foothills, San Jose, CA.
Kiet represented me in 2009 as the Buyer on a bank owned condo in San Jose.

I came to him because he had previously represented other Buyers in the condo complex and had closed bank owned properties in the complex I was interested in. When talking over the phone he seemed very knowledgeable about the complex and the HOA(it had pending litigation) and gave me some good tips when writing offers(make it clean).

The offer we put in was on a clean, move-in-ready unit so it had multiple offers. Our offer was accepted but it wasn't the highest :) I'm pretty sure having an agent that has worked with the lender before influenced their decision.

It was difficult to deal with an out of area Bank Owner and the process kept on changing and getting delayed. It took 3 months of agonizing delays before I was able to close the property.

I got a great deal on my home. It took a lot of work, but I'm happy.

Bought a home in 2006.
I was looking for an investment property in San Francisco and I was referred to Kiet through an acquaintance. I had particular needs as I do not live in the area and so meetings and showings would have to be well planned and coordinated when I was in town.

Kiet was agreeable to my schedule and was prompt to answer my questions. He kept me informed of the process and gave me good insight into the neighborhoods(SF has an eclectic mix of very cool neighborhoods), types of properties in SF(condos, TICs, condo conversions, etc) and areas where I should best invest.

He is technologically savvy as I was able to sign my documents electronically and was prompt with email and returning calls.

It wasn't a smooth escrow process because issues with the property report made the deal unfavorable to me, but he was able to negotiate a very good concession from the Seller.

I am currently using Kiet as my agent for investment properties in the bay area.

Bought a home in 2012.
I was referred to Mr. Tran by a co-worker and very impressed by his customer service. He found a property that was in the location and price range I was looking for. We discovered the home had multiple offers, and I did not have high expectations in getting the home. Surprisingly, one day, Mr. Tran called me to tell me that our offer was accepted!

Once accepted, I submitted my loan application to a loan officer. I encountered many problems with the loan process, but Mr. Tran was with me all the way to explain everything and work with the loan officer. My COE was supposed to be 30 days, but with so many problems with the loan process, we were out of contract. Mr. Tran was able to negotiate an extension for my loan contingency removal and to extend the COE date 2 times! That’s why I’m giving him 5 stars on his negotiation skills. The sellers were being very difficult and threatened to put the property back on the market, but somehow, Mr. Tran convinced them to work with us. There were many times I thought I was going to lose the home, not to mention the deposit! He kept on reassuring me that I would get the home.

In addition, the lock for my loan had expired. He even offered and ended up paying for the lock extension!

We just closed escrow TODAY, 2/10/2012! I am so excited to get the keys later today and filled with joy! I was so happy with my transaction with Mr. Tran that I felt like I owed him a raving review of his hard work! I couldn’t have gotten the home without his negotiation skills. I would definitely recommend him to anyone buying a home! Thanks Mr. Tran for all your help!
