I emailed Kiet in mid 2009 with Zip Realty. We were previously given an automated Zip agent but from their profile we declined and chose our own. My husband and I were interested in the SFR foreclosure sales around the Story area. Noticing listing prices in this area were lower to upper 200k, I gave Kiet a conservative number of $300k, and listed addresses of a few homes we wanted to see. He replied stating that those homes sell way over asking, and I should look into townhomes/condos given the amount I offered, and to contact him if I had further questions.
We contacted a different Zip agent who had no issues in showing us the homes. We later determined that the area was not for us and the agent took us to homes in Edenvale and Berryessa. After a few lost bids, we won in North Valley closing in Fall 2009 for a mid 400k bank-owned SFR.
I felt that Kiet summed me up as a static price tag that was not worth his time when I first emailed him. The reason I picked him was because he was young like us, and from the same culture.

I was impressed with his knowledge of the current market. He had warned us about the challenges of purchasing a distressed property and he was spot on. It's good having confidence in your realtor because he has over 3 dozen distressed sales under his belt. In this type of market we would have been lost without his guidance.
He's also great at presenting data to us(sales history, crime maps, neighborhood insights) and very responsive to our inquires.
Bought a Condo home in 2009 for approximately $175K in Alum Rock-East Foothills, San Jose, CA.
Kiet represented me in 2009 as the Buyer on a bank owned condo in San Jose.
I came to him because he had previously represented other Buyers in the condo complex and had closed bank owned properties in the complex I was interested in. When talking over the phone he seemed very knowledgeable about the complex and the HOA(it had pending litigation) and gave me some good tips when writing offers(make it clean).
The offer we put in was on a clean, move-in-ready unit so it had multiple offers. Our offer was accepted but it wasn't the highest :) I'm pretty sure having an agent that has worked with the lender before influenced their decision.
It was difficult to deal with an out of area Bank Owner and the process kept on changing and getting delayed. It took 3 months of agonizing delays before I was able to close the property.
I got a great deal on my home. It took a lot of work, but I'm happy.
I was looking for an investment property in San Francisco and I was referred to Kiet through an acquaintance. I had particular needs as I do not live in the area and so meetings and showings would have to be well planned and coordinated when I was in town.
Kiet was agreeable to my schedule and was prompt to answer my questions. He kept me informed of the process and gave me good insight into the neighborhoods(SF has an eclectic mix of very cool neighborhoods), types of properties in SF(condos, TICs, condo conversions, etc) and areas where I should best invest.

It wasn't a smooth escrow process because issues with the property report made the deal unfavorable to me, but he was able to negotiate a very good concession from the Seller.
