As a former chief of staff of the Department of Housing and Urban Development, I've spent a lot of time in the housing industry and with real estate agents. Without a doubt, Kimberly was the best agent I have ever met or worked with. She is candid, thoughtful, thorough, committed and effective. She handled all the small details of getting my Glover Park rowhouse ready, gave me excellent advice, worked hard to market it, and as a result, my house was under contract within 4 days of it going on the market. Throughout the process - even when we encountered a few hurdles with a potential buyer - she stayed calm and focused, and knew exactly what to do. I could not recommd her more highly. If you want the best agent in the Washington area, look no further - it's Kimberly.

Kimberly was wonderful-- she took time to answer our questions and helped with a particularly challenging negotiation at the 9th hour before closing! We couldn't have done it without her and truly appreciate everything she did for us. Kimberly is very professional and if we were to buy in DC, I'd definitely use her-- and would for sure recommend her to anyone looking to sell their property, especially in Cleveland Park-- she knows her stuff!

Kimberly is a true professional. Unexpected circumstances required the sale of our house rather quickly and Kimberly's professionalism, expertise and grace under pressure made it happen. From the get go, Kimberly had a "can do" attitude. She helped get the house ready for an open house that we didn't end up having because she found a buyer even before the planned open house! What a relief! Then, she navigated the many details required to get the house sold, including necessary work on the house, and working with the buyer's broker up until the day of closing to sort through some documentation red tape that needed to be cleared up. "I'll take care of it" were the five words I knew I would hear any time I called her with any question or issue. I keep Kimberly's number on speed dial because when I buy a new home, I'll definitely be calling on her. She is a true ceSTARi. Although, I think she is also ceZENi, since she is so calm even under stress.

Sold in 6 days for $825 over 4th of July - now that is good work. Kimberly had great advice for staging, preparation, good contractor referrals and brought solid knowledge to the table pre-sale. But, it was in the post offer stage that she proved that she is the best in the area. A tough negotiator, she got us to a good price while keeping the buyers at the table. Finally, she is also pragmatic and gets things done - for example, our house was vacant and the AC backed up on the eve of the inspection. Kimberly, herself, blew out the line clogg, wet-vacced the drip tray to re-start the system. Above and beyond? Well, the best always are.
In simplest terms, it doesn't cost you more to use the very best - the percentages are the same, so call her!

Kimberly helped us sell our home in Tenleytown/North Cleveland Park in Spring 2012.
We cannot recommend Kimberly highly enough. Four weeks to the day after we initial met with her, our house was listed, shown and sold above asking price.
Kimberly was highly responsive during every step of the process. She not only promptly returns calls, emails and texts, but she is always pleasant and maintains a sense of humor even during the most stressful moments.
Kimberly also leveraged her relationships with other local agents to help determine our asking price, and to get out the word about our house before it hit the market.
She prepared a marketing plan specific to our house, targeting publications and websites that were likely to reach the demographic interested in a house like ours.
Again, we can't recommend Kimberly strongly enough.

Today we closed on the sale of my house. In retrospect, it seems like the fates conspired to make the selling of my house as difficult as possible. I had put this house on the market a couple of years ago, using 2 different agents over a period of almost a year. The market was bad at the time, of course, but even for that time period the interest in my house seemed unusually slight. I eventually gave up on selling and moved away, renting out the house for a year to wait out the bad economy. This spring I put my house back on the market with an entirely new agent, Kimberly Cestari. What a difference the right realtor can make! Kimberly is a dynamo. Even though the economy has not improved by that much, suddenly interest in my house was explosive. Kimberly advertised my house in every avenue possible and got it a lot of attention. Evidence of her success was everywhere: the 1st open house was visited by 80 different groups; two more open houses quickly followed, with 40 groups coming through each time. Further, my listing received about 1500 hits on one website alone, all within the first few weeks. Most importantly, the number of actual showings was off the charts-- it seemed as though there were several showings almost every day. Obviously all of this traffic was a major source of work for Kimberly, but unfazed, she handle it all with complete professionalism and savvy response. Just to make this tougher for her, Kimberly was also up against an unusual number obstacles with this sale. For one, she was dealing with a seller (me) operating from long distance and, as such, totally reliant on her to deal with everything that came up. 2nd, there were tenants in the house when it was initially listed, and these were people who made the process as difficult as possible right down to the bitter end. Finally, Kimberly had to contend with the last-minute discovery of a leak in the water main by DC water, after we had an accepted contract. Despite everything thrown at her, Kimberly managed to get me 3 different contract offers in a little over a month. There was even a bidding war for my property, a rare experience in today's economy. I can't thank Kimberly enough for all her amazing talent and hard work, and I recommend her without qualification to any seller lucky enough to attract her attention. Now that I think about it, maybe the fates were on my side after all, since they send Kimberly my way!

Kimberly is a true professional. We had a very unusual experience buying our first home--she navigated the bumps and instilled us with confidence at every turn. She knows Washington, DC and the surrounding area incredibly well and was able to give us valuable information about our desired neighborhood and realistic view of our options. No mystery why Kimberly is tops in this area and L&F nationwide. She makes a very positive immediate impression that does not fade. She is all business and a pleasure to deal with. She is totally focused on results and achieves them in a most efficient manner. I went through the due diligence motions of interviewing a few agents.
