Bought a Condo home in 2013 for approximately $275K in San Carlos, San Diego, CA.

My husband and I have been working with Kim since November 2012, and I truly find it is so easy to work with Kim. Kim is so reliable. When you call her, she's there. When you email her, she replies back. Only when she's stuck in a meeting, it would never take longer than two hours for her to get back to you! Kim performs way beyond my expectation as an agent. She always there with you throughout the transaction process. She keeps you informed of every single progress of the transaction. She never leaves you in the dark.

Kim is sharp, friendly, and honest. Her "never give up" attitude has been returning great successes for the two transactions that Kim has helped me to buy. With her excellent negotiation skills, Kim helped us bought two townhomes (one foreclosed property in February 2013, and one Short Sale property is currently in escrow as I am writing this review) at great deals. We already have good equities in both properties just after months buying them.

While BOM and SS properties normally take a longer time to process compared to regular transactions, there was times I felt stressed out. Kim always comforts me with her optimistic attitude. She always smiles, never complains, and she works really hard to guarantee you a success transaction. With Kim, no transaction is too small transaction. She treats them equally with the same service regardless of the property amount values. We have been dragging her from North County to East County in months to hunt for properties. She always tries her best to make herself available for the appointment time and shows up with her beautiful, happy smiles.

Kim, we really appreciate all of the things and efforts you have done for us. I have to admit I am a picky buyer, but this buyer is completely satisfied with the service that you've been delivered and proven that you will be the agent that I would first think of when it comes to sale or buy my properties in the future.

Kim, you should be very proud of yourself. I wish you all the best!

Sold a home in 2013 in Lincoln Park, San Diego, CA 92102.

Kim is fantastic - I recommend her to anyone looking to buy or sell a home in San Diego. (And I've previously recommended her to many friends and family members.)

Before working with Kim I basically expected an agent to assist with the required paperwork to complete a home sale / purchase - that was my experience with previous agents and seemed to be the standard for others I talked to as well. Kim changed my expectations, in a very positive way.

In completing the seemingly never-ending paperwork Kim was informative, had a keen eye for spotting any errors or issues, pushed the process forward with laggard parties, and kept our best interests and bottom-line at center stage in items both large (purchase price) and small (warranties, repairs, inspections, lending fees, etc.).

Kim's connections and recommendations have also been very helpful to us from plumbers and craftsmen to lenders - any party she has referred has performed at the same high level she does and made each step in the home purchase process much quicker and more enjoyable. For specific examples when we needed a plumbing repair to close our sale her referral showed up same day to complete the repairs. When making an offer and needing a pre-approval letter her lender referral called me within 5 minutes and we had our letter in hand within 2 hours. Both of these experiences were much better and quicker than previous service providers I had used.

In 2013 we sold our home using Kim and are in escrow on a home purchase currently. I highly recommend Kim - you won't find an agent that is more responsive and works harder for you.

Kim is an Absolute Pleasure to work with!!

For the 7 months I dragged her around to show me properties, she always brought her Beautiful smile and a Positive attitude. Kim provided a comfort level that made it feel like we had been friends for ages, which was very reassuring, being a first time buyer.

Throughout the whole process, Kim brought her A game. She has an Amazing work ethic, often times going above and beyond the call of duty. I have a very busy work schedule & could not make it to appointments with contractors, but she saw to it and made sure things were taken care of and on schedule. When she encountered an unresponsive attitude from the sellers realtor, she picked up the slack.

In fact, I believe it was her Persistence and Tenacity that ultimately landed this house for me. My offer was originally passed on, but she had an instinct that the deal with the first buyer wasn't set in stone when their escrow stalled. Sure enough, that deal fell through and because she kept us on the radar with the seller camp, my offer was the next in line to be accepted. Through all of escrow, she always kept me informed with the latest info available on the situation. She was always Accessible through it all & I never felt like I was in the dark.

She made what could have been a nerve wracking, headache inducing process, a Great Experience for this first time buyer

If I ever decide to sell this place in the future, I am definitely going to call Kim because of the complete Confidence I had with her in my corner. Any future buyer would be very Lucky to have her to work with.

Bought a Single Family home in 2012 for approximately $500K in Mira Mesa, San Diego, CA.

We worked with Kim on the suggestion of several different friends who had worked with her previously, and thank goodness we did! Kim was our saving grace and we credit her entirely with finding and securing our perfect home. This was our first home-buying experience and we were completely clueless, so Kim's knowledge and expertise was immeasurably helpful. She was very patient with us as we frequently changed our search parameters and made sure we got to see as many houses as we wanted. When we thought we were interested in a house, she was able to point out the strong and weak points and helped us make knowledgeable decisions. We ended up making offers on two houses, but the first one rapidly turned into a bad situation with a shady seller. We had already started the process of the inspection, and Kim had had several expert contractors come out to look at the house for us. Nevertheless, once she saw the reality of the situation, she expertly bailed us out, and it was at her convincing that we then jumped right back into the search process, finding our new home almost immediately after she had persuaded us to back out of the bad deal. Naturally our dream house was in high demand, and we were far from the only bidders. Kim's negotiation skills, willingness to be on-call day or night, and persistence on our behalf got us the home we had dreamed of. She knew how to tweak our offer in ways that would make it the strongest and most desirable even though we weren't the highest bidders, and her constant communication with the other realtor made our level of interest clear. Kim then set us up with some terrific people for our inspection and for various repairs that needed to be done. She stayed in contact with us for months after the sale was finalized to make sure we didn't have any more questions and everything was going smoothly in our new home. We can't thank her enough for her hard work, attention to detail, and devotion to the cause of finding our perfect house.

Helped me rent a home in Rancho Bernardo, San Diego, CA 92128.

Kim was recommended to us through my husbands new company. She was very helpful finding us a rental home in the San Diego area and listened to all of my requirements in finding a rental home. I will be using her to find us a home to purchase in a few months and can't wait to work with her again. My only regret is I can't talk to her everyday and use her for all our questions we have about relocation to this area.

Sold a Condo home in 2012 for approximately $275K in Eastlake Greens, Chula Vista, CA.

Kim Tran was our realtor when we purchased our home in 2005 and when we sold our home in 2012. Kim is incredible and is extremely detailed orientied and professional. I remember the sellers of our home not repairing a faucet in the bathroom that they had agreed to repair. Kim sought out the money for the repair from the sellers AFTER we closed. Kim's services do not stop on the date of closing.

Kim also helped us sell our home using the Department of Defense's Homeowner's Assistance Program which is an amazing program but a very frustrating and paperwork filled process. Kim was our advocate throughout the entire process which lasted eight months. Kim also researched rentals' tax statuses for us as we were looking for a rental to ensure we were not renting a foreclosure or a short sale. Kim goes above and beyond. My husband and I have known Kim since 2005 and we have been constantly impressed by her professionalism, kindness, attention to every detail, and drive.

Bought a Single Family home in 2011 in Oceanside, CA.

I like to express my appreciation to Kim Tran for her excellent work and services as my realtor for 3 months in 2011. She has spent countless hours guiding me in every way to find a condominium in and around the Hillcrest and North Park subdivisions of San Diego. We have visited over 50 homes and traveled over 100 miles total in search of a condo that best suited my interest. It was quite exhaustive and frustrating experience for me but Kim at all times gave me assurances and the confidence I need to find a home. She has always represented my best interest in the selection of homes while applying her professional skills to narrow down specific locations.

Kim provided all the help I need to ensure me that the process would be painless as possible from start to finish throughout the entire ordeal. I could not have found a place in North Park and completed escrow as planned without her guidance and assistance. She has always been available whenever I had questions and concerns regarding property evaluations and the completion to close escrow. She explained to me many of the how’s and why’s of the real estate market and intricacies of the escrow process.

Overall, her knowledge, skills and services I received does define my expectations of a professional realtor. In comparison, I had two other realtors prior to Kim. One of them worked for Keller Williams Realty and she did not deliver the quality and services I would expect from a professional realtor. She did not represent my best interest in locating a home. The other realtor from Prudential Reality did not at any time provide me reasonable answers to my questions or concerns on potential property matches. Therefore, I contacted Kim to represent me as my realtor.

As a result, I decided to have Kim as my preferred realtor of choice for any and all future purchase and selling of my homes or properties. In addition, I will reference her to anyone and anybody who needs a quality professional realtor to represent them for any of their real estate needs.

Kim helped me purchase my first home in San Diego. It was a short sale but she was always giving me updates and following up before I even needed to ask. She is very knowledgeable and always available to answer my questions. I highly highly recommend her. She has also helped my parents with their refi.
