A unique mid-century contemporary ranch house, surrounded by multi-million dollar homes on .7 of acre with a tax assessment that was over $1.6mm. It was difficult to price this house and because it was small and without a basement, it did not have a wide appeal. This buyer got an exceptional home at a good value for the neighborhood.

Hi - Not many of the Millburn/Short Hills agents cover the Bayonne market. It might be better to pose this question to Brokers in that area.

Does anyone know why this house was sold at such a low price (only $455k) last year?

Answer
This property is in a trust and it is possible that the trustees set it up with a purchase price that was within the family. That is not a likely price and it was not listed on the open market. Sometimes in a divorce a property will trade at a lower price since only one half of the value is being purchased. Where did you see that price listed?
