Last sale Feb. 2009 $969k.

Answer
This home was assessed at $1,004,000 and it sold below that amount. What is your question, that Zillow's zestimates are low? The pricing estimates from Zillow are all over the board. I cannot find a pattern in how they evaluate properties. It is a mystery.

Why is this back on the market? Is this an error? I thought it sold back in 2008?

Answer
This property is on the market for $1,195,000 not $1,950,000.

"That street has issues" - curious what exactly the "issues" are for the street? Thanks a lot!

Answer
The homes with odd numbers on Rippling Brook, back to South Orange Avenue (a busy Road) and a commercial property backs to a few of the houses. An approval has just gone through for condos to be built on that site, which is in Livingston. It may actually look very nice when it is completed and there is a buffer of land between the parcels.

609 Days on Market, Price Reduced $800,000 (35%) -- 110 Hartshorn Dr, Short Hills, NJ 07078

Answer
Please read the very CLEARLY STATED CLIENT REMARKS for all to read, that are posted in the multiple listing 2661583'Listed in 2006 for $2.3mm&now seller is finally realistic & serious.'This house was definitely overpriced (based on an inflated tax assessment by the township of over $2mm) and it is now priced well below the current assessment with another tax appeal in progress. I first listed this house one year ago for $1,750,000 so I can only speak about the time period when I had the listing - it has been withdrawn and off the market for many months so the days on the market may not be correct. The entire exterior and a good portion of the inside has been painted and a lot of old wood was repaired, and other improvements have been made. For someone who wants a contemporary ranch with a pool, this could be a great house.

This is just a price reduction afte long time in the market. How it can be listed as new?

Answer
I am about to relist a home that has been on and off the market since 2006 with several price reductions and periods where the house could not be shown so there are some withdrawals with various listing numbers.  A classic case of chasing the market, as the saying goes. I did not have the listing for all of that time but I'd like to hear suggestions about how folks think it should be addressed since it is obviously not a new listing, even though it will be a new price. Would it help if remarks were in the listing to that effect? I do not want to publish false data but it will have to have a new number on this Multiple listing.
