This is not bait and switch or a double standard. Incorrect information about many homes were posted on this site by cv numerous times and I respond to the validity of those postings. (this is not even my listing, nor has it been in the past.) I am not in business to publicly post information on any or all of these properties on this site or any other, and I while it is valuable, detailed information of which many are appreciative, (including I) there ARE errors. I am not being any more critical than cv, who likes to 'capitalize on the greed and stupidity of others', but I am seeking the truth. Information is not being reported as 'absolutely accurate' as stated. Do you think that a home that was sold in a sheriff's sale in 2008 should still be listed as a foreclosure in 2009? I don't know where cv finds the time to do all of this outlining but I for one, see those facts, when reported correctly, as a valuable service to the public.

I've never seen anyone state you were too optimistic but would certainly like to see that in print - please send me examples. As I said over and over, I appreciate the timelines you provide, even though they are not Questions per se. I am seeking accuracy in the reporting of the info, like correct days on the market. I still don't understand how you claim a house is IN FORECLOSURE NOW, when those properties may have been in the past, but they have sold to someone else and are NOT in foreclosure now. It is misleading. Why not make 2 lists. HOMES that were in foreclosure in 2007 and/or 2008 and homes NOW in foreclosure. If you are trying to show people how bad the market is, at least explain that those properties sold at sheriff sale and that there is a new owner who is NOT IN FORECLOSURE NOW.
I did not mean to be smug nor was I intending to act like a 12 year old. I expected CV to tend to the correct details, since this person claims to have ALL of the facts. I am actually working all weekend, showing houses, and it does take a lot of time to look this data up and document it. When one of my clients specifically calls me and asks me about the history of a property I take the time to chart out all of the information - particularly for my own listings. I have repeatedly thanked cv for taking the time to do this, even though some of the info is incorrect. Interesting that the first time you come onto zillow you have such a harsh attitude rbr123. Why all the hostility?
I have maintained a list of every single closed sale in Millburn and Short Hills for the last 10 years (through two different tax assessments) and I can tell you that there are many homes that sell for much more than the assessed value, many that sell below, and some that trade right on the money. This is not an exact science and the tax assessor does not visit every single property. So many homes sell for more than they are assessed because more than one buyer is bidding at the same time and they are willing (and often happy) to secure a property that they think is worth more money, but costs them less do to a friendlier tax. Let's say a group of houses in a row were all built the same year and are on basically the same lot size with the same sq footage, layout, amenities and taxes. One becomes larger with an addition, one adds a pool, one finishes the basement or attic, and redoes the kitchen and baths but does not change the footprint, one does nothing. The values (by dollars) added to these similar residences could have been very different, and the tax assessor might not calculate the assessments the same way for these improvements. One sells and sets a high price for the street, right before taxes are reassessed and that house catches the fair market value assessment and the others may not get hit as hard because they have not traded. If one or some of those homeowners appeal their taxes and get a reduction, maybe others would stay the same, even though conceivably they could be over taxed but they did not appeal. Years of renovations, improvements, sales, and taxes change and soon you have an uneven and inexplicable difference in homes that are basically similar. Hope that helps to explain it.

I'm applaud cv for giving a photo credit to Kokay on the website, but the fact is, the photographer did not give permission for this photo to be used on zillow or on the cv site. You have missed my initial question. I am not bitter, but I don't enjoy being attacked or seeing misinformation online and I am not the silent type. How would you feel if your house was reported to be in foreclosure and it was not? how would you like it if your house were on the market for a month, taken off for 3 months and put back on the market, only to have cv tell everyone it had been on for 4 straight months when it is not true? This is what I am attempting to remedy. I do not want to fight with anyone. I enjoy what I do and I respect other voices - repeatedly saying that it is good to see the timelines that v provides. This whole mean thing is not for me but I will stand up for my clients and my belief about what is right and true. You can keep throwing stones. I wll catch some and throw the rest back.
Hey - I paid good money to have that photo taken of me so I own it - wrinkles included. My 25 years of listing and selling homes in the area gives me a respected voice in the market place. You might be interested to know that dozens of people have written, texted and emailed me about CV story in the NYT on Sunday, buyers, sellers, Realtors, business owners and complete strangers (who will not reveal their identity), saying that they agree with my position. People want to hear all the facts, and I have said many times that CV reports many true facts. I am pushing back against the nastiness, incorrect reporting of details about properites and the disregard for using a copyrighted photo without credit. I hope CV sticks around, but I respectfully request that this bird find a photo that he/she has the right to use, and reports the facts without such vulgarity. What are this person's credentials anyway? I am also guessing that doobie57z is using pictures that belong to someone else, Unless those sobbing children are just kids that doobie likes to taunt and photograph. Nice work.
