Depening on the home and the time it's been on the market will determine if you can underbid on any home.  I've just sold a home in the area and was lucky enough to get it for asking price.  Homes are selling for asking price and above.  To expect to go in 10% below asking price without knowing the the current market value of the home is setting yourself up for disappointment.  Most homes will have multiple offers on them and highest and best will be asked for.  Unless your buying a bank owned wreck. The supply of decent homes available and the amount of buyers out there has turned our market around to a sellers market.I would recommend working with a buyers agent, have comparable sales run for any property you're interested in before making any judgement on writing a low ball offer.Good Luck!

This home is currently private owned.  It did not go through the foreclosure process in December 2012. It may still go to foreclosure or has recently went through the process but hasn't been recorded yet.Good Luck!

Almost any Realtor can explain how the process works on a lease to own property. It's my experience that when a homeowner is willing to lease to own the buyer and seller come to an agreement on price.  The buyer/tenant come to an agreement on the lease price and terms.  A pre-determined amount of each months lease payment goes toward the purchase price of the home. Upon execution of the purchase the pre-paid amount is deducted from the purchase price and the deal now goes through as a sale.I hope this helps!

As everyone has said unless otherwise instructed by the seller all offers must be presented in a timely fashion.  Our buy and sell agreement has the ability to put in a expiration date and time of the offer to accepted, rejected or countered.Good Luck!

Good Morning!sure you're working with an agent to assist you.  There is one home currently on the market on Walled Lake but it's priced at 677k.  Have your agent contact the homeowners on the Lake to inquire if any are considering selling their homes. There are plenty of homes on the other lakes you mentioned.Good Luck!!
