Sold a Single Family home in 2012 for approximately $425K in El Dorado Hills, CA.
Karen helped me sell my house and buy another one when I was going through a divorce. She explained every piece of paper to me, made recommendations, and was very thorough.

When we got sellers in with a high bid, and who didn't ask for any repairs based on their inspection, we thought we were going to have an easy time of it.

We did a rent back, and had agreed to clean the house and the carpets. To my surprise, 12 days after turning over the keys, the buyer's agent came back with complaints about the cleaning. Their demands were pretty outrageous, the delays on their side were really egregious, and Karen kept her cool through this whole thing. I got most of my deposit back.

In May of this year, they contacted us again, accusing us of not disclosing the presence of a septic tank. They had had to do a repair, and wanted us to help them pay for it. Their agent passed it off on Karen to do all the research.

Karen spent over a week researching with the plumber who did the repair (their receipt did NOT say septic tank), El Dorado Disposal and other sources, to determine that there was not, in fact, a septic tank on the property, and that we were absolutely correct to disclose that the house is connected to the sewer.

The tank that the buyers had to have flushed is a holding tank with a sump pump. These are fairly common in El Dorado County, which has uneven terrain. There are no specific disclosure requirements for such tanks, and at the time we vacated the property, things were, as far as we knew, in perfect working order.
