Looking for a lake side retirement property in the US?

Palm Springs is a huge area due to its weather, and scenery. Is it really that hard to buy a property at market value or maybe I'm doing something wrong?

I would keep an eye on that second property, if it goes to a short sale, you maybe able to get it cheaper. But as of now that market is tight, and yes, sometimes it will take more than over assessed value or perceived value, but then again, if you really want it, the value goes up slightly.

Congrats.  Yeah it prolly wasn't as smooth but you made it, that's what matters.  Heck not all transactions are smooth, even with a Realtor, and sometimes the other Realtor is the reason that it isn't smooth!Congrats, enjoy your new home!

Yup, as wet said, photos can be taken down.  But basic information is accessible to the public. You said you contacted an attorney (even though you said you would allow 7 days). Would you mind telling us what they advised you?

Is it best to use the listing real estate agent to buy a house or have your own real estate agent?

Answer
There is no wrong answer to this, just know that if you do use the agent that is listing agent, they first and foremost represent the seller.  That said, if the agent is true to the code of ethics, they can perform the task and provide both the buyer and seller high levels of service.

Shawn, it is public information. Your home is searchable just knowing the city you live in and your last name. Sorry that you are so concerned. There are measure that you can take to "hide" ownership. Such at taking or transferring title to an LLC, or some other name. But as for the actual property records, those are public information, in this instance taken directly from the seller or the sellers agent's website.Sorry to hear your bothered, but there really isn't a lot you can do about that. Don't bother calling a lawyer, it will just cost you $ and get you little to nowhere.

I have dealt with a couple of these and they can be frustrating. The other agents sometimes make the situation worse. Not taking calls, waiting 5 days to reply to emails. In the end the sale happens, but not the easiest or cleanest of transactions I work with. If you do move forward be patient, and prepared to deal with delays. We ended up closing 3 weeks late on my last sale.

I have told clients that were buying from their friends, all they need to do is go into an escrow company and they will handle everything for you.  I said, I would still love to work with them and for them both as I have worked hard with them already, but my honest and ethical nature always prevails.  That is a legal and safe way of doing it.  (7 months later they bought a $800k house from me, and I will be listing this one later this year.)
