I would recommend seeking a couple out and talking to the Brokers to see who you feel is a good fit for you.  The company doesn't make the agent good and successful, the agents make the company good and successful.If you aren't comfortable in the office, and they don't have a training program or mentors for you to utilize, then you may want to seek another company out.  I would suggest finding a company that focuses on training their new agents, even if you work for a less split.Good Luck

Scam?

Answer
Pass the letter along to your Realtor and have him contact the person who wrote the letter.  It could be a scam, but let the agent figure that out, because it also could be an interested buyer.

Best ways to show proof of funds, need ideas.

I have done both, depending on what the clients are willing to do.  But asking the bank to draw up a letter indicating that they have cash to cover the purchase sounds good to me.  I don't like ever showing that there is more available, even more so on a bank deal like this because they might ask for more.

Do I need my own lawyer?

I would suggest offering up more information.  What state are you wondering about?  Some states use lawyers to close, others escrow services.  Are you talking about an actual case that may go to court or arbitration?Really in my opinion, if you want a good answer, provide as much detail as possible.  The more that we know, the better we can help you with a good answer.

Add a master suite or fix up the kitchen?

The two major things that people will see as added value are an updated kitchen, and an updated master bath.  SO if you don't have a master bath, but you have not just the money, but also the space to add one, that might be a good idea to do.What though are your goals in doing this?  Are you looking to add personal value, or are you considering selling?  When you do a remodel keep in mind that you are remodeling for you and towards your tastes.  Sure if the kitchen is dated it will add some value, but in the end you may not get full value back.  Where as the extra bath should provide instant value no matter what.I hope that helps.  Thank you for your question.

Wow Cassie, we have the opposite. Over the past year our prices have gone up 31% in the Palm Springs area, and our inventory is down, but starting to build upwards slowly

What kind of fees does the seller have to pay?

Great answer Amy, as well depending on where you are you may pay a HOA transfer and documentation fee. Keep in mind some of what was mentioned by Amy are also negotiable, such as termite, home warranty, and repairs.

Do you see the higher-end homes selling faster and for more than a year ago?

Here in Palm Desert the low end homes (up to 400K) and high end (above 1.250) have been going very well.  While we are seeing more of an increase in values and prices on the lower end homes (about 6-8% at least) the higher end homes are just moving, not really spiking in values.  I have seen the amount of view of one of my $700k listings jump, but the homes in that value are just kind of sitting there with out too much activity across the board.
