My husband and I were fortunate to stumble upon Kathleen’s profile and thereafter randomly picked her to show us a property without definite plans to commit to a buyer agent at first. From our initial meeting with her, we made a connection and instantly knew that she was the best agent to help us with our South Shore house search.
Kathleen’s process expertise is sound and she is very knowledgeable on all aspects of the real estate market – whether it be regarding preapproval, mortgage intricacies, compiling effective offer packages, insights to account for from a listing agent perspective, current market trends, land rules nuances, pool safety laws, intrinsic value for different house styles, comparable listings that are carefully curated, house features that add/detract value, lead disclosure laws, estate sale challenges, town hall records research, and many more. She always adds value in that she went beyond just merely reiterating to us details that are already on MLS listing sheets, especially given all the quirks that we encountered with each house we saw together. She has a plethora of insight and experience that she willingly shares, but also ensures to remind us that we are to form opinions and decisions on our own and which facts need to be confirmed by the appropriate professionals other than herself.
Kathleen was comprehensive and patient in working with us to ensure all our questions and concerns were addressed. We’d like to think of ourselves as thorough and diligent buyers so many questions were definitely raised. She never once implied that we were difficult or demanding, and on top of executing diligent research, she often went to the town hall to confirm a handful of official details that required verification even when we were only in the early stages of compiling offers. She was always on time, responsive, and accommodating. It was very apparent that she works with many clients and is always on the go, yet she manages to make you feel like you are her only client and her attention and efforts are 100% dedicated to you when she is with you. She is flexible with location or times as long as her schedule allows, and would often even respond to texts/emails late at night (not that we ever requested her too either!). She was upfront with her schedule and would often remind us what days she would be unavailable, her exact availability, where and when she needed to be next, etc. so we always knew what to expect and helped us plan our time as well. There was even a hectic period during one negotiation when she was traveling yet she still managed to stay connected despite time differences or long flights. On top of this, she also engaged one of her associates to help us with anything we needed while she was away and this ensured we continued to have local support. Overall, she always kept in touch and provided us constant updates or even the lack thereof – she stayed on top of everything and would even update us to indicate that she hasn’t heard anything yet but is always following up.
We couldn’t have asked for a better agent to help us navigate a highly challenging Braintree market where the inventory was unusually low and good properties were getting snatched up in merely days. We were often competing in bidding wars with 10 other offers and everything was moving at a fast pace, and Kathleen was there to guide us every step of the way. Unlike other agents with a purely selfish goal of merely getting a commission as fast and as high as possible, her goal was to get us a house that we truly loved at a great value, and that we aren’t rushed or forced into any decisions. With bidding wars, she struck a great balance between advising us on how to strategize and what a competitive bid might be, yet at the same time ensuring that we are comfortable with our offer and have carefully thought about everything. We never once felt any unwelcome pressure from her and even for cynical people like us, we really felt that she was trustworthy and was looking out for our best interests. Refreshingly, she provides her honest opinion on everything and highlights all the good and bad things about a property, so we knew that she really cared about helping us make the right choice and not so much with just getting a deal closed out.
Kathleen has all the qualities someone would want in an agent. As a previous accountant, she is numbers-oriented so that is a great bonus. She is organized and detail-oriented, and to complement her solid skill set, she also has a great, genuine, and warm personality – she always knew how to build great rapport with seller agents, homeowners, and even the neighbors if we met them! She fosters great relationships with everybody and that’s an invaluable trait in real estate. She truly stands out among the large pool of cookie cutter real estate agents and we hope to work with her again in the future.
Kathleen has been our real estate agent for two separate transactions and she has been tremendous. She arranged for a professional photographer that displayed our home with eye catching views and sold our house in two days. She always made herself available and responded to any request quickly and professionally. I have total confidence in her ability and her knowledge and her experience. She takes the stress out of the buying and selling of property because she always has your best interest at heart. She's the Best!!!
Kathleen was absolutely amazing to work with. She was the perfect fit for my wife and I and we are happy she was our realtor thru the entire process of buying our first home. She was very personable and patient thru ought the entire process and always made us feel at ease. She is very knowledgeable of not only the market but the process in general you go thru between dealing with the mortgage lenders, the insurance, the underwriters, etc. She is always willing to explain everything in depth and fights for what you want to get done in the contracts, etc. She always made herself available at anytime for showings or even via phone calls/emails/texts/etc. if you needed her to help you with any questions you may have had.

This was my first time selling and buying a home. Kathleen made the entire process such a wonderful experience from the beginning to the end. Kathleen was responsive, prompt, and patient from day one. As first time home buyers we probably looked at about 8 homes before finding the perfect one and she was able to point out the plus's and watch-outs of each. Once we were under contract she stepped us through each little detail and was by our side through close. Even followed up in the week following close to make sure everything was just as we had hoped for. She was very knowledgeable about the area we were looking in, and also honest about the towns and areas she wasn't as knowledgeable about.

Bought a Single Family home in 2013 for approximately $425K in Hull, MA.
We found Kathleen thanks to the wealth of positive reviews online. I called her about a very tricky property, which led to a labor-intensive back and forth with the seller. Throughout the whole thing Kathleen was a steady, positive, and knowledgeable presence.
The house in question was a tear-down with tons of location challenges. Kathleen knew it was important to us to keep trying even as the situation became more and more difficult, but she was also frank with us when she needed to be. That combination of honesty and positivity is what makes Kathleen so unique. We needed someone who could see all angles of the situation with clear eyes, but who could also give us the motivation to pursue the dream of owning the property and Kathleen was just that person.
When the land appraised far lower than we expected and the seller wouldn't negotiate any further, we knew we had to pull out and start looking again. I think I would have just thrown the towel in had we not been working with Kathleen. She made us feel safe and informed and even after months of negotiation that didn't pan out she was ready to hit the ground running to help us find the right place.
We are currently in a house that has made us beyond happy and it definitely wouldn't have happened without Kathleen.
