Bought a Single Family home in 2013 for approximately $275K in St Augustine, FL.
I can't recommend Kathleen highly enough. She was knowledgeable and she supported us through every step of the process of purchasing our home in St. Augustine. She was extremely responsive and she always returned calls and emails in a timely manner. Sold a Single Family home in 2013 for approximately $175K in Ponte Vedra, FL.
I found Kathleen thru Zillow and was impressed with the reviews that were given by others who had used her for the same reason that I needed to. I was having to go thru the painful process of short selling my home of 7 1/2 years. I called Kathleen after I realized that keeping my home wasn't going to work out. We met on Jan. 18th and she listed my house on MLS that night and we had several cash offers come in immediately. I was thinking that I would be in my house at a minimum of another 6 months to a year for the process to complete. But little did I know that Kathleen would have me closing within 3 and a half months! I have to admit that I freaked out there for a little bit because it was happening before I could even find a place to live! Kathleen communicated with me at every turn and was generous and kind enough to put up with my freak out sessions and assured me that everything will work out. And it did.
I can't thank her enough for all that she did and for how quickly she got me thru the process. I will recommend her to everyone who is looking for a professional realtor who will take care of them from beginning to closing!

Bought a home in 2013.
If location, location, location is a key... professional, professional, professional is a must! That is exactly what we received from that very talented real estate agent KATHLEEN FLORYAN. We feel so lucky that we found Kathleen.
I felt at ease with Kathleen from the first conversation. Having relocated to Jacksonville herself, she understands the anxieties and frustrations that come along with house hunting from a distance. She is very personable and has a lot of knowledge of the area.
Even more importantly her research and knowledge of negotiations and contracts was invaluable when we found a house we loved. She was attentive, available, and honest. Kathleen had energy, knowledge and more integrity then I have had the privilege to work with in a while.
Kathleen stayed on top of the communications between all the involved parties, and she always tracked down the answers to our questions immediately doesn’t matter what time of the day. When we were waiting for information (which was quite often), Kathleen helped me understand exactly who and what we were waiting for. There were lots of people, and I didn't always understand their exact roles (seller's agent, our lender, closing attorney, lien-holder, appraisers, inspectors, etc.). Unfortunately this house was short-sale and it usually takes several long months to complete the sale .Fortunately, Kathleen did it for 46 days only. Amazing is it not?
There was one fairly significant miss-communication regarding the lender and closing agency, but Kathleen unraveled the problem, got the process moving and the sale completed with as little stress for us as possible for me.
I would be proud to have her represent me again and again. The time I spent with her was not only enjoyable but profitable and I gained knowledge about neighborhoods, real-estate processes and many value adding features I might have overlooked with an untrained eye. Kathleen is someone who you would want representing you.
Don’t even bother working with anyone else!
