We find that as a FSBO, most sellers are hoping to save that Broker fee and have priced their home accordingly. Some Sellers in that capacity are under water and cant afford represenation. In Alabama, it is a Caveat Emptor State, Meaning: Buyer Beward/Sold as is. Do your homework!! Regardless of your venue, I would suggest you put your offer in writing, present it with a definitive deadline and your criteria such as contingency's. Most FSBO dont like to haggle so do your best and let the answer rest. Good Luck!

yes, sounds like You definitely could use the services of a Realtor. That is what we do, search out the exact goals for you. Remember, a Buyer agent doesnt charge you a fee for their services. The Seller, 99% of time, pays a Broker fee. If you need a great broker in your area, let us know, we can refer you to our referral agent there in your area.  Hope this is helpful! If I filed bankruptcy 3 years ago and have a clean record - what are my chances of buying?

I recently had a buyer in similar circumstance who tried to get a loan after 3.5 years and they were approved. I believe it depends on the lender and their criteria. The lending laws are very strict but Kudos to you for getting yourself reorganized and a clean record! Way to go! Keep up the great work and PLEASE encourage others to do the same. Blessings!

I would double check that information. Here in Alabama we have different planning districts. Some have strick zoning laws and others are outside. The planning disctrict that is not zoned is similar to your post. It can be both. A Private residence plat can have a business on it. I dont believe that is what you are asking. I would definitely put a longer due diligence period on the subject property and verify EVERY SINGLE detail that represents your highest and best use. Good luck!

Buyer backing out, what are our options.

Im sorry to hear this! This is a tough situation and totally depends on your contract. I would guess that they had a contingency period in the contract. Glad to hear that you have an agent. I have had the sad situation that the buyer was in a accident and it changed everything. Your agent knows the state laws and will definitely look out for you. That is what we all do and why people need Realtors. Good luck!

Goodness, I am new to Zillow but not to real estate. I saw this post never received a reply. Hope this helps someone albeit late. There are several professional Home inspectors for the process of buying a home. I suggest you as your realtor for thier list > Call At least three of the contacts given. Ask the inspector for his/her prices, ask if they perform the criteria that is important to you and verify their availability. Most inspectors give a thorough written report for your Homes permanent records. It is very helpful to use a reference after you close.I highly suggest a inspection be done as a contingency in any home buying process. Blessings Everyone!

The realtor showing is the listing agent. If we offer, who will look after our interests?

It may depend on your state. I have sold many of my listings. As a Alabama agent, we have something called Limited Consensual Dual Agency. It is full disclosure of terms, describes representation and a buyer can be represented by the listing agent as they desire: A. as a transaction broker or B. An agent of the buyer and the Seller. If a buyer views the listing with the listing agent and isnt feeling comfortable, I would hightly suggest they ask for a Buyer Agent to represent their goals at that point. The listing agent will be happy to accomodate such a request. At the end of the day, it is all about YOU. You DO have choices and Good luck in your purchase!
