Thank you for viewing my page! My name is Katie and I'm an agent with Bob Parks. While I am relatively new to Bob Parks, I have been involved in Real Estate my whole life. I grew up in Franklin, during which time my family bought and sold many houses, as well as invested in rental properties. I was always involved in those, and they were happy to help me when I bought my first home while attending MTSU. After graduating, I had a few jobs, but quickly realized that my calling was Real Estate. So I got my RE license, and I've been a full time agent ever since!

I am involved in nearly all aspects of RE, and that's what I think you should look for in your agent. Whether it's buying your first home, buying a house that's ready to move in, a "fixer upper" foreclosure, or even your first investment property, I can navigate you through the complexities of finding the right deals, getting financing, rehabbing, renting, or even reselling your next "flip". I deal with banks, builders, rehabbers, landlords, tenants, contractors, and other agents on a daily basis, and I absolutely LOVE finding deals.

It is a buyer's market right now, and that has it's advantages and disadvantages. If you are a buyer looking to purchase a home, you will have tons of options. There are deals to be had in nearly every facet of residential real estate right now. If you are looking for a foreclosure, a short sale, a lot to build on, or even a house that's move in ready, your dollar will go a LONG way!

If you are considering selling, don't be discouraged by my claim that we are in a buyer's market. There are still plenty of homes selling, but you may need to adjust your expectations if you haven't been keeping up with the middle TN real estate market over the last few years. While sales have slowed, days on market have risen, and average sales price is down a bit, that doesn't mean your home won't sell. It may, however, mean a fresh coat of paint, $250 for some landscaping, and some time staging the home to get the price you want in the time-frame you expect.

      Bought a Townhouse home in 2010 for approximately $125K in Murfreesboro, TN.
      My name is Jacob and Katie recently assisted me in the purchase of a condo in Murfreesboro, TN. I first contacted her about a foreclosure in Evergreen farms. Unfortunately it was pending by the time I was able to check it out, but she assured me that I shouldn't worry and that there were plenty more. I told Katie what I was looking for, what area, price range, etc, and she told me she'd be sending emails and calling periodically as stuff went on the market. She found a few, but nothing really jumped out at me. Then one day she called me about a condo. She said the seller was pretty desperate, they had already dropped the price a few times and she thought it was good for me. It was actually a little larger than I was looking for, and it had a garage, but the price was still in line with what I was looking to spend. So we made an offer- it was full price, as Katie was told that nothing less would be accepted- but Katie got the seller to pay $4k in closing costs, as well as leave the appliances. I ended up purchasing the property for about $20,000 less (after closing costs/appliances) than the going rate for comparable properties!!!! The place is awesome, and it's a MUCH better deal than the one we initially found. I'm thrilled that I chose Katie to work with me in the purchase of my first home. Katie was wonderful to deal with, always easy to get a hold of when I needed something or had a question. She always knew the answers to my questions (or said she'd find out if she didn't). After I contacted her the first time, I was worried that she would be pushy or start calling me every day as a lot of real estate agents can be pushy and overbearing given that things are slow right now. However, she was never pushy or in a hurry for me to put in an offer until I was ready. Her willingness to spend a lot of time looking was very much appreciated, as purchasing my first home was a big deal for me. She even gave me a gift card after we closed, which really helped out with some of the things I'd planned to do to the place before I moved in. All in all, I would use Katie again and recommend her to anyone trying to buy a home!  MoreLess

      Sold a Condo home in 2010 for approximately $100K in Murfreesboro, TN.
      Katie Criswell assisted me with selling a flip in Murfreesboro in December '09/January '10 (the address was 1038 Silver Point Drive). When I spoke with her initially about the property, it was obvious that she had a lot of knowledge about the Murfreesboro real estate market. She knew about the property, much of the history of the area, and what she thought we would need to do to get top dollar for it. She assisted us (me and my investment partner) in picking some of the finishes for the rehab (she suggested new vinyl windows - as well as set us up with a WONDERFUL window installer - along with paint colors, hardwood, and carpet). The place turned out wonderfully, and some of that credit should be directly attributed to Katie's suggestions. Anyways, we ended up getting it listed a few days before Christmas. We weren't sure what to expect, as the previous highest price paid for anything on that street was about $80,000. However, Katie felt very strongly that we would be selling ourselves short to list it for anything under $90,000, given the condition of the property (I will admit, it was VERY nice). We ended up settling on $92,900. We were disappointed when we had no showings within the first week or 10 days of the property being listed, but Katie assured as that it was perfectly normal and that there weren't many people looking at properties between Christmas and new years. Sure enough, a few days after people went back to work after the first of the year, we started getting phone calls. And we had an offer that was nearly full price by the 5th or 6th. Katie ended up negotiating the offer to $94,000, with us paying $4,000 towards the closing costs. That netted us $90,000 which was the highest price paid for anything on that street ever (look at tax records if you don't believe me). We couldn't have been happier! After bouncing around and using a few different RE agents, my partner and I have started dealing with Katie exclusivelly. Katie has assisted us with several more investments since then, and I, frankly, can't imagine using anyone else (the story for her assistance in the purchase/resale of 3714 Chippewa in September of 2010 is nearly identical to the previous story). She is so in touch with Murfreesboro real estate (she probably knows other areas as well, but I don't stray very far from the boro!), that I have no need to look beyond or question her. What she says, goes. She asked me to write a review for her, and I told her I'd be happy to. So thanks Katie, and keep up the good work!!  MoreLess

      We connected, but it did not work out. Looking in Murfreesboro, TN
      I did not complete a sale with Katie but she responded to my question immediately, late in the night and was even in labor! Talk about providing excellent customer service. She provided me with the information I needed to my questions and even followed up and recommended fellow agents to assist with any additional questions I may have during her delivery.
