I can't sing the praises of Kelly DeBrosse and her awesome team enough. They were all very professional, efficient, and helpful. I watched the team prepare a property in another neighborhood and sell it immediately, and I knew I wanted to meet the realtor - Kelly. I called and set up an appt. and was not disappointed. I had spoken with other realtors who advised us to start lower on our price, but Kelly saw that it was special, and she had it sold for us in about 3 months when other properties in our neighborhood were taking a year or more to move at much lower prices! We had a few glitches with our buyers, and Kelly took care of everything with excellent negotiation skills. This was very important for us since it was a very emotional time to begin with. It was great to trust that we were in good hands and that she would handle things. I also have the same praises for everyone on her team. Our home was beautifully staged; we received advice and assistance on repairs; and everyone was very honest and made us feel very well taken care of. I wouldn't go anywhere else. Kelly was our selling agent, she helped us stage and sell the house in no time flat (her staging person Shelly was great). Robert from her office was our buying agent and he was simply amazing. we literally were sad when we closed on our house because we knew we would not talk to Robert as much as we had grown used too. We listed our home for sale with Kelly after having had a poor experience with another listing agent. Kelly was prepared, knowledgeable, and professional. She viewed our home and asked lots of intelligent questions, formulated a marketing strategy, advised us on what touch-ups and remodeling would give the most bang for the buck, and went to work. She arranged for the tradesmen that we needed (carpet, flooring, some light carpentry) and managed the work in coordination with our schedule and needs. She had her staging team come in and make the house stand out for the pictures and had high-quality professional photography done that really showcased the home well in the MLS listing (which is absolutely crucial today). She cunningly used the picture captions to do additional marketing beyond the space limitations of the MLS listing text itself. She had a beautiful tabloid-sized fold-out flier crafted in full color, leveraging the same gorgeous pictures. Throughout the process, she communicated thoroughly and clearly with us and stayed on top of all the details so we didn't have to worry about anything.
All I need to say about the effectiveness of her service is that within 24 hours of the listing going up on MLS, we'd had three showings and received a full-price offer, contingent only upon financing, not upon sale of the buyer's home or anything else.
We'd had it on the market for a month with a prior listing agent and gotten exactly one showing. Same property, radically different level of professional real estate sales capability. That agent was clueless about the importance of staging & pictures, and had posted pictures on their listing that were so drab and cheap that they spoke very poorly of the house. Kelly, by contrast, made her listing sing like Aretha Franklin.
It turned out that the buyer was a bit difficult to deal with, apparently being paranoid that everybody was out to do her wrong, even including her own agent (who seemed a bit challenged in managing the situation). She made a number of demands for repairs, some of which were reasonable but many of which were for silly or trivial things (caulking a faucet trim ring, replacing light bulbs in the attic -- really?!). Kelly and her team handled the interactions with grace and professionalism, but appropriate firmness, so that we negotiated a reasonable price reduction to offset a portion of the repairs the buyer wanted done and I didn't have to go do a bunch of trivial things that a normal buyer would just take on themselves. Kelly and her folks kept us calm and gave us hope in the midst of some unhelpful behavior on the part of the buyer, shepherding the deal to a successful conclusion. We closed last week and we wish the buyer well and wish Kelly and her team much success in the future. They'll have it, I think, because they'll continue to earn it.
In short, if you want to sell your house, list it with Kelly and do what she suggests. She'll make it happen.
Kelly came in an was brutally honest about changes we would need to make if we were going to sell our house quickly. Paint the door and shutter, replace carpet in the bedrooms and so on.Working with Kelly is Sherry Ray who spent a day a and a half staging our house. Sherry made the interior look so nice I wanted to cancel the sale and stay in the house:-). Kelly and Sherry Ray truly know what they are doing and understand the real estate market very well. Trust them with the sale of your house---you will not be disappointed.

I have over 20 years in mortgage banking and title insurance experience and previously held my real estate license so I have an extensive background in the real estate market in general. I decided to work with Kelly after she contacted me regarding a comparable property she was selling in my neighborhood. She was having problems with the property appraising and was digging in to find out the facts. I was so impressed by her commitment to her sellers and the email she had sent to the appraisers on the behalf of her sellers that I decided to list with her. I am glad I did. She and her team were phenomenal. She is always looking out for her customers both in making sure you receive the best price for your services, keeping you up to date and going the extra mile. She goes above and beyond and employs people who are as committed as she is. If you are selling your home or buying a home you don't want to work with anyone else!!!
We hired Kelly to sell our home in North East Raleigh and although we ultimately decided not to sell Kelly was amazing. She was extremely knowledgeable, responsive and professional as was her entire team. While we are not selling right now she will be our first phone call when we are ready to put our house on the market. We HIGHLY recommend her. You will not be disappointed!!
We would definitely use Kelly and her team again. Here are few things we experienced:
1) Kelly has a great feel for the market and knows connections if things need to get done quickly. The day of closing the buyer discovered 3 things that we overlooked on the punch list - Kelly scrambled "her repair guy" and took care of it so that we could close as scheduled.
2) She is in touch with what a house needs to look like to show well and sell - we spent about $6500 which included new carpet, paint, fixtures, and minor repairs - well worth the investment. Her team even comes in and "stages" the house with some of their furnishings.
3) I suggested we sell the house for $249,900, but Kelly suggested $250,000; her rationale was that if we did not have interest, we could lower it to $249,900 and move back up the search list. Our property sold for $252,000, but we agreed to pay $2,000 closing cost, so our net was about $250,000. Took about 2 weeks to sell.
4) Kelly and her team kept us informed at every stage of the process - we are out of town, and they really managed the process and earned their commission...well worth it!
When we put the house on the market, the number of houses for sale in that area was low, so we were able to sell quickly and get our price. Kelly will advise you about how much you will need to spend to get a good price - I think we could have sold our house for more, if it appealed to younger families with small kids (bigger yard and not on a busy street).
We did not have a mortgage so there was no pressure to sell. Our house was in a Trust, and the only sticky point in our transaction involved the language of the Trust. We did not expect Kelly and/or her team to get involved with the particulars, but if there are some unusual parameters regarding your property, you may need to get your attorney involved.
We were able to get our Trust attorney talking to the buyer's attorney and everything worked out. Kelly/team did a great job of getting us all the email correspondence so we could understand the dilemma and contact information for all parties (attorneys) involved. We wished we would have had more than 2 days to get it straight, but the attorneys were "driving that train" and not Kelly/team.
Overall, Kelly/team made the experience as painless as possible under the circumstances surrounding losing a loved one...very professional and knows her business.
