Kshanti, more than likely because most lenders have their loan request filters to ingore loan requests with credit score below 620 as very few investors/banks out there offering programs below 620 and trending towards 640.I would try calling either one of the top 2 on your leaderboard to your right. Both are very reputable and I am sure they would be more than willing to work with you on credit repair strategy if for some reason you can not get qualified for financing at the moment.Good Luck!
Ketaja, I agree with Jacqueline. As long as husband qualifies for financing in his name only that would be the quickest route and represent the best rate/pricing options. I would suggest that you try and obtain a copy of wife's tri-merged reports that she can work on strategy to improve the scores at her convenience for future credit related transactions.Good luck with the purchase!

I am looking into how the TBW loans are being handled here as lonas with MI must be taken back through their current servicer and unfortunately in your case Cenlar is not originating.Care to post your loan scenario as perhaps there may be other options?1. nrscout, I feel your frustration. I recently had my quoting priveleges suspended by Zillow for 1 week due to the fact that I responded to a borrower where it was not clear whether or not they would qualify due to the fact I just didnt have enough information. I quoted the borrower, the borrower contacted and while they didnt qualify for financing at the moment, I was able to spend about 45 minutes on the phone with them helping to develop a strategy to qualify in the near future.I also suggested to Zillow that they implement a way for us to respond "No loan program available" or "Need more information" either to Zillow or to the borrower. No response from them as of yet.Nic Netherton would be an excellent choice for you to contact and I am positive that in the event he can not assist you, he would gladly steer you in the right direction.
swooshz, I have had several buyers I was working with this year encounter the same issue. Talk to the builder and let them know you want to pick your own lender and want the $10k in concessions as well. I have a HOA fee in my community for the waste water treatment plant (I live in a very rural area). Although I pay the $68/month on a monthly basis, there are people in my neighborhood that just pay it annually to be done with it.I would think that would be able to pay the HOA fee in advance for 1 year with an invoice from the HOA and have it listed on the HUD as a 1000 section cost. It might also help to have it written into the contract that seller is agreeing to prepay HOA dues for 1year as a conditon of the sale.Technically, HOA fee is considered a recurring pre-paid expense although I have never seen it escrowed or reserves collected at closing for the HOA. I have seen borrowers write the title company a check for the 1st months HOA fee though on purchases
