Sold a Single Family home in 2010 for approximately $375K in Silver Spring, MD.Summary:
We chose Ken to help us sell our home because I'd known him a very long time and knew he was good with details and also would take a pragmatic approach to our home sale. His hardest job was making us realize what the post-bubble market value of our home was so we would list the home at a goal-oriented price. To convince us, he took the extra step of hiring an independent appraiser with long knowledge of our neighborhood. With this "second opinion," we felt comfortable (if not happy) with the list price we agreed on.
Ken also brought in a stager early on, when we were in the process of choosing paint colors as part of repairing and fixing up the home to sell. She advised us on rearranging furniture to make spaces look larger and this helped us decide what to store and what to sell. The stager also came by the day before the house went on the market to arrange everything just so, before the photographer arrived. We had owned the home 24 years and had continuously updated it, so it compared favorably to other homes in our neighborhood in features and appearance.
We put the house on the market during a busy househunting week and, with the home priced well and looking like a magazine spread, we got several offers within days--despite having a highway under construction directly behind the house, with its loud machinery banging the whole time people were looking at the house. (We had about 45 visits in 4 days.) Then Ken helped us evaluate the offers and guided us through the rest of the sale process. He also recommended an excellent mover for our interstate move.
I would recommend Ken Montville as a realtor for anyone buying or selling a home in the DC area. He is professional, knowledgeable, detail-oriented, calm, and good at communicating, both with his clients and other realtors.…More Less

Sold a Single Family home in 2011 for approximately $550K in Annapolis, MD.Summary:
Ken is a very knowledgeable guide through the home sale and purchase process.
He was informative, realistic, honest and on top of each step as he helped us through our first "real" real estate transaction(s).
In selling our house, he helped with information and strategy. He provided a variety of help (particularly, the photographer he used for the virtual tour was amazing!) that got our home sold in about 36 days.
In buying our new home, the transaction was more complicated due to some seller issues. He was there every step of the way helping us through until we were happily settled in our new home.
Not only was Ken a great source of information and guidance through our process, when need be, he was an impressive advocate for us during the negotiation process.
