I am pro carpet to prep for sale but laminate if you are turning a home into a rental. However, hardwood floors is my choice of flooring if I plan to stay in a home. Given your scenario, I suggest new carpet with an upgraded pad to give it that nice soft warm feel.

Regardless of home size, we recommend staging and/or leaving the appropriate amount of furniture relative to the home size. Your goal is to give potential buyers a warm feeling of home. A vacant home generally shows cold. The short answer is yes, stage or leave furniture to give the home a nice warm home feel. We recommend staging all of our vacant listings regardless of size.

Low rates and relatively low prices amounts to a great buying opportunity. If you have a good steady job, and good outlook on future income, then buying now will pay huge divendends in the future. I just bought my 3rd rental and expect to have it paid off in 15 years. Go for it. We are in a period now that in 10 years we will have wished we were more bullish on this great buying opportunity.

I am thinking short sale, I am current on payments, will my lender consider it?

Answer

Generally speaking your lender will want to see a hardship. If you are making timely payments, then it may be tough to show you are having a hardship. You may still be able to do a short sale, however, the lender may want to see seller contribution at close of escrow. There are many other variables involved so tough to answer precisely.

A bonus room is considered a room generally if during the original construction or subsequent any additional permited work was completed it recorded it was as such. That is a very general rule that is used in California but not sure about other markets.
