04/26/2011 - mmmcestbonBought a Condo home in 2008 in Central Avenue, Albany, NY.
Kevin helped my boyfriend and I find the perfect condo for us. He brought us to EVERY home we were interested in through our online search in just one Saturday (a 90 degree Saturday at that). Once we made our decision, he negotiated quickly and effectively for us; being first-time home-buyers, we were out of our league. Thanks to Kevin, we had a contract within hours of our first offer. He was friendly, professional, and a great person to work with. We trust him so much, we will definitely use him when we buy our next home. :)…More Less

12/14/2010 - marseSold a Single Family home in 2010 for approximately $150K in Cohoes, NY.
Kevin Clancy helped us price our house fairly and it sold very quickly. He guided us through the process and made it a very smooth transaction, even though we moved out of NYS prior to the closing. We would strongly recommend Clancy Real Estate.

Kevin is a well experienced, smart, knowledgeable, personable, and professional realtor. We used him as both a buyer's agent and a seller's agent and couldn't have asked for anything more in a realtor. He is responsive to inquiries and truly cares about his clients on a personal level.

Albany NY Real Estate seems to have become the catch all career for people that wash out or burnout from other industries. This may be one reason why Realtors rank as one of the least admired groups of "professionals". Ask a high school or college kid what they want to do when they graduate. I have never heard someone say " I want to be a Realtor". Most end up in real estate thinking it is a quick way to make a buck after trying other careers. Real estate is all I have ever done as an appraiser, Realtor, landlord, property manager, investor, or insurance broker. I obtained my real estate sales license my senior year in high school at the age of 18! I have wanted to be in real estate since I was a kid. I love this business!
The real estate market is cluttered with agent claims. "We are #1 in this", "We are the largest that" etc, etc. The bottom line is these claims don't mean anything if you can't reach your agent or your agent doesn't return calls. I guarantee I will return your calls as promptly as possible. Further, I return emails continuously throughout the day, even when I am on the road. I am a firm believer in technology and utilize the latest systems to ensure you are notified as promptly as possible of new market listings or market changes. I realize buying or selling a home is likely the largest financial transaction you will make. I have a sense of urgency and understand the importance of each transaction. My promise to you is to negotiate and handle each transaction on your behalf as if it were my own. I have instilled this sense of urgency and integrity in each of my agents. It has been said that roughly 70% of consumers work with the first agent they meet. The Capital Region has over 1,000 new real estate agents over the past 18 months! Don't let a new agent's lack of knowledge cost you! Experience counts!
One more comment on choosing an agent. The number one question you need to ask your agent in my opinion is how much real estate do you own? Not, "how much have you sold?"! If your agent is not an active participant in the real estate market you need to move on! How can someone that is not in the market give you advice on buying or selling a home? Over the last several years I have owned townhouses, single family investment homes, and multi family rentals. I have renovated and flipped homes and been a landlord. I have dealt with city agencies, canceled insurance, code violations, crooked contractors, poor property managers, and bad tenants! I have bought from HUD, banks, and private owners. I regularly attend courthouse auctions and trackAlbany NY Foreclosures . My investments have produced gains well into six figures in the past 3 years alone. I did it for myself and I can show you how to do it! Let my experience help you avoid the common pitfalls. You can buy a plasma TV, new SUV, or boat like half the country spends its money on. Sit back enjoy them and watch them drop in value year after year. You can also make the decision to improve your financial situation by adding an asset like real estate to your portfolio that actually creates wealth, income, and has positive tax treatment. I look forward to hearing from you!
My Challenge to you.
If you can find another Capital Region full broker (besides myself), with an MBA and 20 years of experience, that is a full certified general appraiser, and is willing to work with you one on one in the purchase or sale of a home, I will buy you dinner at the Capital Region restaurant of your choice!
