Sold a home in 2013 in Lake Goodwin, Stanwood, WA 98292.

We were referred to Kevin early in 2013 by a friend who he had patiently helped find their unique dream home. Our short sale situation wasn't as fun. In contrast it was complex and loaded with pitfalls, but Kevin never gave up. It is rare to find a service provider who is selfless and who works so hard for your best interests and needs. You won't find a better Realtor than Kevin DeLashmutt.

The back story is that Kevin worked VERY hard for our endorsement. We did the math in January, 2013 and realized we were under water in our mortgage by at least $50K and the value of 8 years of equity, upgrades, blood, sweat and tears had all vanished in the market downturn. With a new roof and other expensive projects needed, we realized it was time to cut bait and run from our old house.

We contacted Kevin and told him we needed to list our house as a short sale for 90 days before we would have the option of doing a deed-in-lieu of foreclosure. He took us on as a client though he was not likely to make much if our house sold.

We listed our funky old house and got a short-sale offer within a month. Kevin was ON TOP of all the short sale paperwork and helped us jump through the hoops as they came. At one point, I called our bank to check on the short-sale status. As the agent reviewed our case he remarked about how thorough and involved our Realtor was. He said he had never seen an agent work so hard to push a short sale through and noted the consistent phone calls and follow-up.

Bank of America missed their own 90 day processing deadline so we had to do a new appraisal and all the paperwork over again. However, this time the new drive-by appraisal was $50K higher than the short sale offer and the previous appraisal. This was bad because typically a bank would deny a short sale if they thought they could get a lot more for the property. Kevin worked with our bank so they would realize the new appraisal was inaccurate, but he said the deal was probably dead.

Six weeks later Kevin called us to let us know our short sale was approved. He then went to work helping us do all the normal things needed to sell a house. Our buyer needed an appraisal, inspection, financing, etc. As a bonus, the buyer was going for a rehab loan that required twice as much work. On the day of closing, we found out our buyers loan officer was actually a local criminal who had been embezzling from local charities and had stolen $50K from the little league...our buyer had no financing on the day of closing, and we were destined to be part of a made-for-TV drama movie.

Kevin got on the phone with our bank and got them to issue an extension for closing. Normally this can take 1-2 weeks, but Kevin, with a little help from God, got them to issue the extension in 2 hours. It was December 2nd, and we needed to close before Chistmas so everything would be done in 2013 and avoid the uncertainty of the Tax Payer Relief Act changes.

Thanks to a bunch more hard work and attention to detail by Kevin, our deal finally closed on December 13, 2013, and we were free to restart our lives.

We moved to Florida, bought an RV and have been traveling the country. Life has been a bit crazy since we sold our house, but, I should not have waited so long to write this review. Kevin deserved my best effort because that is what he gave us every step of the way. If you want a great Realtor who will work hard to factor in your wants and needs and look out for your best interest, then contact Kevin DeLashmutt.

Bought a Single Family home in 2014 for approximately $1.0M in Bridle Trails, Bellevue, WA.

Moving a family of five with three young children clear across the country is never an easy task. We were very pleased with the help Kevin provided us, from our first meeting, all the way through to closing. It's great to work with a true professional. Sold a Single Family home in 2014 for approximately $50K in Burien, WA.

My family & I had such difficulty selling our bakery business in the beginning but as soon as we hired Kevin we started to get more interests in the business. He was extremely reliable and was always available for questions. Thanks to him we ended up selling our bakery for the asking price and we did not think that was going to happen. Even after the bakery sold he helped us out with some additional questions we had about the new tenants.
