I would contact a good realtor in your area. They know the market and can help you with what you are looking for. I have Realtors here in Oregon do it for my investors all the time.
Your lender should be able to tell you where USDA are at on turn times. Here in Oregon they are 48-72 hrs.
A great Real Estate Agent will help you with that.
Your Ins company should have the lastest FEMA flood maps.
Just go back to the title company and ask them do a quit claim deed. Very simple. Kevin
