Rent to own programs are often differ from one seller to the next and to really protect yourself you should have a Real Estate Attorney review the contract verbiage. The rent to own or lease option programs are becoming more popular in our market as there are many buyers that have the income just not the credit to purchase. It is a benefit to the buyer when the market is stabilized or increasing to lock in a future price. A Realtor or Appraiser may be a good contact to make sure you are not overpaying now or potentially in the future. Simply protect yourself by researching the purchase fully making sure it is the right move for your situation.

When is the best time to offer on a short sale?

Lisa & Elizabeth great answers! You must do the necessary up front work to make sure you are not wasting time and efforts on a sale that may never pan out due to price or terms. I have noticed that we are getting faster responses lately on the short sales in process!

Are buyers turning away from new homes in weak markets?

In the Sacramento Area there are several new home communities that have done well recently due to the price point they now are. The prices are still higher in the communities than the distressed sales however the condition and warranty is superior. It is however a personal preference and the majority of the buyers I work with are still going for resale homes due to the deals available. There are new homes available now from the $150,000 price point. Great time for any purchase to be made if it is new or old!

To Buy or Not to Buy...

I see it as a great time to buy when the inventory allows a buyer to find the house they want at a payment that is usually lower than the home would rent. The interest rates are still historically low and the banks are releasing more homes to clear them off the books. Short sales have also become a more standardized process to help you get in faster. Prices have come down an average of 45% and we are seeing prices that are comparable to those in the 80's and 90's. I like all the other answers as they hit specific and crucial points on selling your home with an tenant occupant. However, the tenant may not be the main issue with the sale and the lack of showings may also be more related to other factors. The time frame you have had your home on the market, pricing, condition or a combination of all. The higher DOM the worse it looks to a potential buyer. Pricing is crucial when listing during this period of time, typically you want to be more agressive to sell! You may want to consider withdrawing the listing until the tenant moves out and re-list in the spring/summer after [link removed by moderator] .
