I agree, you need an experienced agent to actually look at your home inside and out, then prepare a CMA for you.
So sorry to hear you are having so much trouble. I end up with many clients that were un-satisfied with their previous realtor, and it always seems to come down to the agent not listening. I always put helping people first and the money thing second. I treat each buyer the same, no matter what size/ cost of home and I always listen. I would suggest having a sit down with your current agent, explain to him/ her what has been bothering you and let the agent know what you expect of them. If that does not work then find another agent. Good Luck !
School districts can change, and sometimes agents copy school district info from other surrounding listings, which can lead to error. It is always best to check with the school / local district themselves to verify the school district for the home you are interested in.
