Sold a home in 2014.
We have used Kristin twice now, for buying and selling a home. She has been truly delightful to work with and has help the process become much more manageable. I would not think of working with anyone else!!

Bought a home in 2014 for approximately $125K.
Patience, Kristin had patience as well as high morals, and superb knowledge of the processes involved in my particular situation. I came to Kristin chasing one particular property in foreclosure after having no luck with the mortgage company that held the note or in purchasing the property at trustees sale. (priced above market value) The property then became a Fannie Mae Homepath property. This was when Kristin had to educate me as Fannie Mae operates on a totally different plain than what I would think of as free market, slowly, by their own rules and negotiations? Not quite the same as in my business. After my first offer was countered above my budget our mantra became "we wait". She wrote up a second contract/offer which was summarily denied... "we wait". Literally months had gone by since my initial meeting with Kristin and prior to Fannie Mae's involvement. Shockingly Fannie Mae dropped the price to exactly what I was willing to pay, and in a shorter time than Kristin had indicated it would take. Contract/offer number three at their asking price was accepted, wonderful news! But within days Kristin called, of the three lots advertised for sale, only two where actually owned and for sale by Fannie Mae, this was accidental misrepresentation (really a simple mistake, big complication). Had to withdraw the offer when the title company notified us of this discrepancy. Patience as I said, Kristin gladly wrote offer number four drawing back to my original bid, now for two lots instead of three (I still get the house and garage as lot 3 is vacant land). At this point we accepted a counter offer from Fannie Mae. It was reasonable and I was tired of waiting. Throughout, Kristin was patient and communicative with me and with the situation. Empathetic especially when the "first purchase" had to be withdrawn. I will be recommending her to friends interested in moving to the Payson area.

Bought a home in 2014.
We are from Tempe & found Kristin through Zillow. We had contacted many realtors and she was the first to respond, ....admittedly we were reluctant. We didn't even snow if we wanted to live in Payson! Set up an appointment and explained our perimeters. She spent the whole day with us looking at land and houses. Exhausting. She knows everything there is to know about Payson and the surrounding area. Housing costs, costs to build and where....... She loves Payson and it shows. She found us our perfect dream home, at our price point, surrounded by mountain views and forest. She provided us with a full list of resources for everything from utilities, painters and carpet cleaners..... We have contacted her many times since the purchase for help and she responds quickly. Thank you Kristin for already making us feel at home in Payson, AZ.

We have used Kristin twice now - she sold us our home several years ago and we wouldn't think of hiring anyone else when we were ready to sell. She is aggressive, communicates well, and is skilled at bringing parties together and solving issues. She just sold our property after bringing in three offers in three weeks. Kristin is the best Realtor I have ever had the privilege to do business with and I have bought and sold my fair share of homes. She is responsive, knowledgeable of the area and works hard to get her customers the best deal possible. Her follow through is timely and her navigation through the purchasing processing made it clear and simple for us. I would definitely use her services again and recommend her to others.

Bought a Single Family home in 2013 for approximately $175K in Pine, AZ.
It was a complete fluke that we met Kristin Croak, but I'm SO glad it happened that way because it ended up being a complete pleasure working with her! Kristin helped us find our "dream cabin home in the mountains". We started the process at the end of April and everything was signed, sealed, and delivered by the end of May. We purchased a foreclosure and Kristin was with us every step of the way. She was in daily contact with us via phone, texts, and/or email. She knows the people and the housing market in the Payson, Pine, and Strawberry area. She "had our backs" the whole time and actually still does. Even though we closed last week, she has since recommended quality people to help us out with the last few projects to be done on our new property. If you are looking for a real estate professional, Kristin is your person.

Let me first start of by saying that Kristin has a very sweet and caring personality. As a person she is great but as a Realtor I would not use again. We listed our house under her and at first she was very good, kept in contact with us, advertised our home as soon as possible and everything was good. When we had an offer on our house she did not fight for what we wanted but instead kept telling us that "you don't want to lose a deal over $2,000 dollars do you?" "I think you should take it" (this was our first time selling a home) We thought "oh my...we don't want that, we should take what we can. She did not fight for what we wanted to keep from the house, like our washer and dryer and made a stink about me wanting to keep four panels from our living room. I put my foot down on the curtains but could not talk her into letting us keep our washer and dryer so we had to give that up. (later found out by the buyers that they never asked for anything in the house knowing they were buying all new appliances and curtains for the whole house) I was very sad that Kristin did not work harder for us. When I needed her she would not pick up the phone and if I had a question she did not know the answer. After all the signing and it was now just a waiting game, Kristin was harder to get a hold of and she would not work for us anymore. We packed up, cleaned the house and stayed with my parents over night knowing that the funds would be in our account the next day...but they weren't. I called Kristin to find out when they will deposit the money and she said "when they close" I asked her when that will be because we need to the money to move out of state and I have hotels reserved and everything and we have to leave tomorrow. She said "when ever they close it could be this morning or later today and the funds may take up to 48 hours to get to your account." I asked her if she could find out from the title company when they plan on closing. (at this point I am very stressed, not knowing what we are going to do with money to move and lose our reservations and be charged for them.) she would not do that for me so I had to find the number myself and call the title company to get an answer. As a first time seller this was not a very good experience, and in the future if we decide to sell again I will be reluctant to use another Realtor because of what we had to deal with. But please keep in mind in the beginning she is a hard worker, once she knows she will get paid it will slow down to almost no work at all and all will be left for you to get things done. This is only my experience. I could have hired her at a bad time in her life and may be way better then what we experienced.
