I put my house up for sale with Leon in feb 2013, Leon had a open house the first weekend , well over a hundred people went through the house on sat. sun .
I had multiple offers by monday, Leon helped greatly with the process of buyers,by the end of the week i had a buyer , the escrow and all the paper work was smooth and painless, it was a great pleasure doing business with Leon
Leon is very professonal with his bussiness and knows a lot of things about the houses in the Mount streets , he's very honest , and will tell you like it is, I recomend that you talk to Leon on buying or selling a house.

We first met Leon in 2005 when my wife & I were looking to purchase a home in San Diego County. We had met with several other realtors prior to meeting Leon. All for not. Once we met Leon and he took us to look at a few available properties, we knew he was who we wanted to work with.
His knowledge of the County is clear. His understanding of current market dynamics was obviously well studied and concise. So what? You'd expect that from any realtor, right? What set Leon apart for us was that it was apparent he geniunely wanted us to find the home WE wanted. Bottom-line: He cared!
His responsiveness was stellar (my wife asks a TON of questions). But he never batted an eyelash and was there for us whenever we needed him. He made the closing process easy for us as well. Not to mention his relationships with escrow services.
Fast forward to 2012: It was time for us to sell the house so of course, we called Leon. Once again, all of his personal and professional qualities shined through, making this an easy process for us. From the time we first contacted him to the time the sale closed couldn't have been more than a few months, and that's with the buyer needing over 45 days to close escrow. He also was very helpful in negotiating the final closing price.
In all, Leon has been great to work with on both the buying and selling end of the process. We have recommended him to friends who also had nothing but positive experiences. If you want a realtor who will simply try to upsell you along the way into a house you can't afford and will only see you as a commission, don't call Leon. If you want a smart, efficient realtor who will treat you like a long time friend, call Leon. You won't be disappointed!

Recently Leon Dienes was able to sell a property for me. Leon knows his stuff, is hard working, a very good communicator, is ACCESSIBLE, organized, efficient, and most importantly is a real professional.
Selling a condo brings some additional complexity and details that I was not aware of and Leon saved me a lot of time by explaining the differences and by interfacing with my unresponsive HOA for me.

Leon sold our home for about $450K in the Mount Streets of Clairemont. He always gave us the "real scoop" and never over or under stated anything. What was most amazing was how quickly and easily he sold our house. It was effortless for us and resulted in much more than we thought we'd get for our house. We'll definitely use Leon again should need arise. I liked his marketing, his negotiating, his detail-orientation and his friendliness. Thank you, Leon!

My brother and I met Leon when we needed a realtor to help us with the sale of our father's house in the University City area of San Diego. We had both bought and sold several homes ourselves so we were pretty knowledgeable about both sides of a real estate transaction. But we were now selling our father's house which was part of a trust. We already had a potential buyer, however, finding a buyer is only the first step in selling a house. After that it's a minefield of paperwork and legal requirements and inspections, and there's was so much that we didn't know.
The minute we met Leon, we clicked. All THREE of us clicked. It was instantaneous and it was amazing.
Right from the start, Leon took a lot of time to find out who we were and the circumstances regarding the trust and what we needed. Then he took an equal amount of time telling us about who he is and how he represents his clients. He brought with him a 3-ring binder with detailed property information on our father's house, a comparative analysis on other houses that had sold in the area, sample photos he had taken of other houses he had listed in the past, and finally his marketing plan. He prepared this BEFORE we'd even met.
My brother and I had no hesitation that Leon would harder for us than anyone else, and we knew the three of us were really going to enjoy working together. At the end of the meeting we shook hands and agreed on a commission.
Leon led us by the hand through the entire process and never let a day go buy without either stopping by or calling. He even called on the days when nothing was happening, just to be sure we didn't need anything or have any questions. He was at the house for every meeting and every inspection. He was there every step of the way.
My brother and I were so pleased with how hard Leon worked for us that near the end of the transaction, we took him to lunch and told him we were doubling his commission. How often does that happen? That's how much we liked Leon!
We had slightly more than a 30-day escrow and even with all of the legal requirements, we closed right on time in July 2012..
Now, after it's all over, the only problem I have is a terrible case of "Leon Withdrawal" although we still keep in touch. I live in Thousand Oaks and it's great to know that I'll always have a lunch buddy when I come to San Diego!

I personally relocated from Miami Beach to San Diego, and the search for the perfect California condo was a brutal process. With the rapid turnover of real estate inventory, one had to compete by thinking one step ahead to find that perfect home and not just settle for second best. My inspirations in finding that perfect 1 bedroom condo were slowly fading away. While working with inexperienced realtors who were not showing me properties that matched my interest or price level, I found it nerve racking that these people were not listening to what I really wanted. For example, I had a realtor show me a property in Bankers Hill that was out of my price range and before I even considered the condo due to its size and personal charm a huge 727 flew right above our heads. After that event, the realtor discloses that the property was over a flight path.
Then I contacted a realtor concerning a property in Rancho Bernardo that was a 2 bed 2 bath for which the property was active and right in my price range. As soon as the realtor confirmed its availability during a conference call, I met the realtor at the property's location. As soon as I walked up to him, he stated to me "Your not 55."
I finally gave up hope and I was ready to just rent an apartment, until I found two foreclosures in Carmel Mountain. When I saw the pictures I just said to myself, this is what I am looking for. After all my negative experiences, I wanted to start fresh with a new realtor, so I chose to contact the seller realtor in regards to the listing to get some information. This is when I met Leon.
From the very beginning, Leon showed me great hospitality and showed extreme care towards helping me find my perfect home. When I visited the properties mentioned above, I knew right there and then this was where I wanted to live. When I expressed to Leon my interest in unit 278, he immediately brought me to his car and showed me around to 3 other properties for comparison just to ensure that the home that I chose was the right one for me. From that point, I knew that this was a realtor who wasn't in this for a quick commission but actually cared about the fact that he wanted to ensure that the property I chose was the right one by taking the time to show me other properties in other developments. Just knowing that Leon cared about me finding the right home was something that truly made me felt heartwarming and trustworthy that Leon would be the right realtor to help me find my home. In the end, I was still happy with the original home that I selected.
Leon from here showed me a 1st class/ white glove level of service for which made me feel like an important client. Between driving me around since I did not have a car at the time, helping me with the bidding process and explaining all the documentation in detail about what to expect, taking me out to lunch to go over the counteroffer after the bank accepted my bid, helping me through the home inspections, and ensuring that there were no surprises during the home buying process was only some of the great experiences while working with Leon.
The best part while working with Leon was all the gifts and surprise level of services that he provided to make this a pleasurable buying experience.
1 - The previous owner of the unit did not provide me a community key to access the pool, clubhouse etc. The cost of the replacement key from the HOA would be $100. Leon paid for this key.
2 - The unit needed a new garbage disposal unit and Leon felt the bank would not offer me a credit for the repair. Leon bought me a new disposal from Home Depot as a gift.
3 - The previous owner of the unit did not provide a mailbox key to the unit and I would have to take a day off from work to meet the mailman and pop out the old lock and and buy a new lock to replace. When I express this concern to Leon, he went out to the complex and met up with the mailman to pop the lock and then he went to Home Depot and bought me a replacement lock.
4 - The escrow company upon audit of the closing costs discovered a ~$150 shortfall for which they expected me to cover. Leon stated for them to take it out of his commission.

Leon, I just have to say thank you for everything, and I truly enjoy my new home.

We felt instantly comfortable around him and he has a great talent for feeling people out quickly to determine what they really want and need. This is SO important because once you start the process of searching for a home, it's easy to lose sight of what you truly want. With properties flying off the market and having to compete with other offers, you don't want to lose out and it's easy to panic. Leon kept us level-headed and always gave us experienced advice that ended up with the best result possible. We wake up every morning happy to be in a house and neighborhood that truly feels like home.
