Answer
Thanks so very much rob!  I have not been on here in a long time.  Life in a small town you could say.....we got water damage from Hurricane Sandy.....only $10K worth so not too bad. All is well and good.  best to everyone this holiday season......looks like they took away the fun section?

Questions for you oldies......
Long time no see.  Question: what is the quote we used to use all the time for the REAs who couldn't understand the relationship between how they made their money and the promotion of selling houses? I am not saying this right, tired perhaps, but something to the effect of how a man makes his money skews his opinions......All is well with the money pit of a house, at least the two new dogs love me though they are a money pit too.

Who else agrees 2012 is a good time to buy?

Answer
Someone who bought a home in Jan 2011 probably thought it was a good time to buy, prices were low compared to the highs and interest rates were low and lots of inventory....but guess what, the same can be said for today and house prices have gone down even more.  If you decide to buy you also have to accept that you WILL LOOSE equity.  I bought last summer but there were several factors that went into my decision but I also went into it knowing full well that the bottom had not been met yet.  If the chit hits the fan in this country and the dollar collapses and society starts to erode then at least the bank won't have the resources to come kick me out of my home, if your a renter the same can't be said for your landlord kicking you out at the other end of a long barrel.  I know I will loose money on my house unless I own it for 40+ years........no one can say for certain they will stay in a home that long.....the paradigm is going to have to shift because today's economy doesn't have you at the same company/location for 30 years......

Sorry to hear that wetdawgs.  Our county has an email response system and I did it entirely that way so record keeping was easy.  I also had them remeasure the house....I thought the sq footage was listed to high and our appraisal said so too, so I sent them the appraisal and they came out to remeasure........and knocked off 300 sq ft off the house.....and since we get taxed by sq footage as well that was even more savings.  Oddly enough, my house has the highest taxes in the hood, WTF.....and I have one of the smaller lots....but I guess backing to trees means I pay more $$.  Debra: enjoy that grandbaby, at least you can give them back to the parents :-)

The assessor shot back at me with a whole "we only assess on Jan 1" but I said there is no way I am paying a higher rate from the time I bought to the end of the year (6 months) of higher taxes....I argued that their software logs that my house was bought for XX dollars so my assessment should have followed suit.....I told them that charging me more in the interim was nothing but tax fraud against me and I am happy to pay my fair share but if they didn't change it I would pursue legal action......boy did they change it fast and I got a nice little holiday bonus check refund, LOL.  And to think Mr. Chattel doubted my ability make waves!  We have done so much to this house, very pleased with everything we have done and buying a house with extensive landscaping is quite the challenge....lot of work but lovin it.  We got a big dog too, he has "weathered" the wood floors and as Mr. Chattel puts it..."we are not always thinking about resale so let it go" :-)

Sheesh.......this is one crazy place!!!  My Zestimate on my "new" house has gone up 50K...WTF?  Utter bull of course.  Got my tax assessment.....went ape chit on the assessor and threatened legal action....how do you assess a house for $60K more than what was paid for it.....used a bunch of stats to right him and the county lowered my assessment.  Short sale nearby finally sold for $170K less than the previous owner.....ouch!  Happy New Year to all of you, blessing and joy to you!

Holy shiz Sunny.....you been a busy chic!!  Congrats on your 20K++  Hope everyone is having a good labor (or corporate day for today's worker bees) weekend.  Enjoyed BBQ'ing with the new neighbors.  Only moved in a few weeks and one home is SS and the house next door is for sale for dirt cheap.  Sucks to be a homeowner and see that, LMFAO!   Nearly every room is re-painted......houses are money pits :-)Peace to all.....

is everything that is left in the house by the seller yours to keep, once you have the keys

Answer
The seller of my house left some stuff I would have liked for them not to......stupid lawn ornaments, empty pots tossed in the woods, etc.....when I bought the house, everything became mine....so I did what I wanted, I put it all at the curb and let the trash man taketh.   If I had found or discovered something of great value......I would return it.  Pay it forward, do the right thing, not the greedy thing.
