HI!First off, You and the seller have to come to a agreement on price. If the seller if willing to contibute $7,200 towards any of your pre-paids and closing costs that is great.. Remember the seller's agent must be specific to his seller in explaining to him that you will be borrowing $240,000 with the seller giving back to you $7,200 towards your pre-paids and closing costs. This means the seller in all reality will recieve232,800.00 for his house.. But you are financing your closing costs.How this should read in additional provisions in the contacts is like so.Sale Price $ 240,000. with the seller contibuting $7,200 towards buyers pre-paids and closing costs. How does one go about researching a builder that has no website or any other 'online information'?

Well That is tough... I would probably start with asking the builder to either give you address of the homes he has built already and ask if you can contact the customers that he has built for.Maybe ask around at different building supply companies and lighting companies etc. to see if the workers have heard of him and his work... I would definetly contact the better buisiness burea to see if anyone has complained about him etc.. But the main thing is to go check out his work and maybe bring someone with you that know construction. I would maybe also researc the internet to see if they have certain questions you can ask builders. It is a touchy think when you are giving a builder money or draws and there is no guarantee they are going to finish the work.If you have any other questions please feel free to e-mail or call me..
