If you are looking for a great agent I recommend Lan. Our experience with her was great from the first day we meet her until we signed the paper. I think the great thing about Lan is that she always takes the time to listen and understand your priorities from the beginning. She has a lot of patience, so that you don't feel rushed with her, encouraging you to buy something that you like it. Other qualities that we found on her are that she is a great negotiator, good knowledge of the market, and a very smart financial advisor, and dependable.When you choose Lan as a realtor you get a friend. If you're looking to hire the best in the business, Lan's your person. She's more than just a realtor - she's a full-blown financial adviser. She wants to see you grow financially and make the right investments, instead of simply treating this as a business transaction. She's quite selective in picking clients, but if you're accepted, you'll be in excellent hands.

Despite an extremely competitive market for home buyers, Lan (and Gary Ly) helped me buy an excellent home, which exceeded my own expectations. From the jaws of defeat, we were able to snatch victory.

So much to share, I'll cover some of the many highlights

1. Lan knows some excellent loan officers. She helped me secure 5% down with no mortgage insurance!

At first, the experienced loan officer found me in-eligible for the loan, but Lan was able to dig into the details and discover an extremely subtle technicality in my income profile, which was enough to subvert the hurdle (by a whisker), and get me approved. Everyone was left speechless! And she did this all by herself and only later informed me about the back-story. I was floored!

2. Lan is very well known and respected, and that makes a big difference.

We competed against 50 other interested parties (yes, we counted over 50 business cards in the house) and some competing offers were as much as $50k higher than mine. Yet, the seller wanted to work with a very reliable/trusted party and Lan's reputation swung things in our favor.

3. Lan's negotiation skills are real eye-openers. Two representative examples below:

First, Lan was able to negotiate 1% in closing costs from the Seller, despite much higher offers being available to the seller, in an extremely competitive market for buyers.

Second, (on one of the other houses that I'd liked) we made an offer. But the seller accepted a competing offer from a 20% down buyer. Lan still didn't give up and asked me to write a heart-warming letter to the seller to explain why I liked the house and wanted to buy it. I didn't understand why.. until later. Turns out, sellers actually care about more than just the money - it's satisfying for folks to sell to the "right person". The seller switched loyalties and tried to sell to us instead (since we behaved nicer), but they couldn't get out of the contract. In any case, it was an insightful experience and we saved that seller $10k.

4. To Lan, working with clients is about building a long-term relationship - and not just a transaction.

One of her clients in the early 90s only had 5k in cash for down-payment. Lan lent her $10k and helped her buy her first home. She worked with Lan over the years, and this year bought her 10th house.. for $8m. Lan likes to see the client grow and make the right investments, and work with them as they grow.

5. Financial insights: She's more than just your realtor, she's a full-blown financial adviser.

She's an extremely smart and knowledgeable "value investor" and wary of "speculative buying", much like Warren Buffet. She won't let you over-pay based on "market hype". She'll factor in historical trends, local and macroeconomic factors and provide a very insightful assessment of how much to pay for a house. You'll feel satisfied, knowing you made the right decision.

6. Hard-working and unwavering team:

Lan and her assistant Gary worked tirelessly over 60 days and facilitated the entire process for me. We visited over 50 houses, made 4 offers, 2 acceptances, 1 successful inspection and a very good deal on an excellent home!

Tips on working with Lan (and Gary), and home buying in general

1. Trust Lan's financial judgement. She's very very smart and dependable.

2. Be open minded about the various options, but also very clear about what you "ideally want". I really wanted something in Bellevue, despite the intensely competitive market and stayed relatively focused. My guiding principle was "unless it's an amazing deal, I'm not buying anything outside of Bellevue". That way, I was open minded about other areas, but still focused on Bellevue. During some dry patches, Lan tried to nudge me towards Kirkland, but I was reluctant because of the commute. So, if you want something specific and are patient, hold your ground.

3. Patience and persistence. It's easy to feel demoralized after a while. But stay determined and trust that Lan and Gary stick with you till the end.

4. Be responsive and quick: I can't emphasize enough how important this is. If they ask for a document from you or for something to be signed, treat that as a fire-drill and do it promptly. 1 hour could mean the difference between winning or losing the deal.

All in all, I had an excellent experience working with Lan and Gary and look forward to a long-term budding relationship with them.

We highly recommend Lan to anyone looking for a house in today's tough market. She is very patient and won't let you buy anything you are not in love with. She knows the city very well, both in terms of how safe a location is and what the real estate trends are.
