You should be taking all the variables that make this house the right one for you and your family into consideration. Ask your self or your agent a lot of questions, have the correct inspections and make sure your financing is in order. If you want to negotiate be ready to commit!

how can i find out the reason the home im renting is going up for forclosure?

 You should call your landlord immediately- if the bank takes the property and the property is foreclosed on you make be looking for a new home... there are great options foryour landlord or maybe you would be a buyer for the home. If you landlord will not fill you in you may call an attorney to understand your rights.

What are your favorite open house techniques

Personally I stay away from the candles. It always seems to say " something is being covered up" elegant dining room candles in a candelabra  or a bathroom candle is pleasant but a real odor from a scented candle screams cover-up! I like to make sure the lighting, temperature is right on! As a customer , just like when you are walking into a luxury hotel, you want to be greeted with a smile, guided and have your questions answered thoroughly. The open house is about customer service for both the buyer and the seller. Some agents feel open house are out dated? I think it is still on of the best ways to give  the buyers a relaxed moment to view the property. Getting reactions from customers walking through a home is great information to give back to your seller. It may help when you need to discuss staging , cleanup and price reductions with your sellers. The information collected at an open house is priceless!

Staging is one of the most important factors in getting buyers in the door & to the closing table in this market BUT clearing clutter is just as important.   As a seller, if you can put aside your personal items to allow the new buyer to see the home & themselves living in the home - you will create that emotional connection for the buyer & that is the exact motivation that is getting buyers to the closing table. Clearing clutter is a low cost idea that has big big results!
